Quarter Share/Fractional Ownership

My first post here - hello.

I am undertaking some research into quarter share/fractional ownership. I know that this method of property ownership has been available on Rocha Brava. Does anyone have any views, good or bad, about this method of ownership. I am intersested in areas sush as ease of disposal, yearly charges or costs etc.

Any input would be much appreciated.

Its bad enough to be half shares with the wife if things go wrong. But to incorporate two other people ie another couple or three other couples in this day an age of how long relationships last is madness. ONLY MY OPINION :cry: :cry: :?:

Why would ones wife have to know ?? :wink:

In reality, the four shares in the property would be separate legal titles, you may never know or meet your co-owners.

We have owned a quarter share in a 3 bedroom villa at Rocha Brava for 19 years, we are the only original owners the other quarters have all been sold on, some on numerous occasions. It works really well for us as 13 weeks a year is plenty for us. The period that we can use the villa moves round each year for 4 years and then starts again, we all have some time in the Spring, Summer, Autumn and Winter each year, it varies sometimes we have a 6 week period, sometimes a month and we all have 2 weeks in either July or August each year. The real benefit for us is that if the washing machine needs replacing we split it 4 ways as with fridges, televisions etc. The Management Company at Rocha Brava are excellent. Thanks Maisiek, It good to hear such a positive experience, I was wondering how easy in reality it is to sell on a share - it seems pretty striaght forward and trouble free. I wonder if it the same is for 1/12 share - some developers are offering this as well.

I can confirm MaisieK's positive report on owning a quarter share at Rocha Brava. We did this for 5 years enjoying the different seasons, before taking the opportunity of buying a similar villa outright, and selling our quarter share at a slight profit. The only downside of the quarter share was that our "allotment" one year on the revolving system went from October until June the next year, which meant that we were not able to go there at all that winter, which is the time we most want to go being retired. It was this that prompted us to look at buying outright which has turned out to be a very positive step for us. Apparently quarter shares at Rocha Brava are now like gold dust - last winter when we were there they sold like the proverbial hot-cakes.

I agree with Bazza, we bought our Apartment outright as, we had heard mixed reports, we have 3 Girls so we need to come out in the Holidays, its nice to be just able to pop over

From my experience I can confidentally recommend this as a way to enter into property ownership in the Algarve without a huge commitment. I have owned a quarter share at Rocha Brava for 5 years which has given me great enjoyment and has been a good investment. Full credit must be given to the managment at Rocha Brava who are excellent. If you want to buy in the Algarve this is an ideal initial introduction.

Thank you for all the input, it is very much appreciated. It seems that this method of ownership can work very well and is often used as an introduction to outright ownership. It is encouraging to hear that the shares are easily sold on, but I suspect that having a good mamagement set up is the key.

rosiedog you are quite correct and at Rocha Brava they have one of the best management teams. The biggest problem there is finding a share of a 2 bed or bigger to buy.

We have a 3 bedroom quarter share at Atlantic View which was the last build on RB. We have a fanrtastic sea view from both the garden and the master bedroom. There are 3 owners. 2 x 1/4 and 1 x 1/2. It works very well. We meet up once a year to discuss any major replacements. We also have a sinking fund that we pay into twice a year. Check out this link for available property on RB.
