more on tourist property licences
There was a " PLace in the Sun " on friday night with a couple looking for property in Crete.
Any property with a tourist lisence had to have a plaque on the walls and No mods could be made to the property once the certificate was granted.
Property values reflected the ability to let.
Greece is in the EU so all they are doing is the same as Portugal wants to.

Know nothing about revamped requirements but had an e-mail from a mate out there to say there are 300 'fiscal police' inspecting management agencies and their books. Apparently, if you use an agent in any capacity you need a 'stamped contract' (whatever that is) or could be fined.
Is this just another way to get even more money from us property owners?!!

just remember as one writer on expats portugal said
"everything is illegal in portugal , except where it is written down you can do where-as in uk (for example) you can do anything except where it is written down you cant do"
so whatever you try and do here you will always be wrong..recently I know of one person who put some plant pots outside their terraced house was reported to the local camara...the result was they have now had to obtain a plant pot licence (7 euros a year) to overcome this serious breech of planning regulations!

I think it's safe to say that providing you have your application in with the camara then it's highly unlikely you will be fined. This is assuming the original foot print filed with the camara IE the original plan of the villa or apartment is still the same without any unofficial add ons. The new regulations IE the watered down version for villas and apartments was due to be published at the end of September but no news as yet! However it's expected that all gas will be banned including heating. It's also expected that wired in smoke detectors will also be dropped.

A glimpse of clarity?
Quite an interesting post here: http://www.legalnews.blogspot.com/ Maybe it’s just wishful thinking, but I read it as meaning we may not need a licence (see under the 4 July’s post “Options”!) Our place is on VdM – an urbanização - and we let it ourselves without using any letting agents and also pay Portuguese tax on the rentals. The guy who writes this blog is, apparently, a qualified Portuguese lawyer.
Any thoughts very welcome!
