capital gains/will/help

hi can u advise me. i have a villa in carvoeiro, i may have found a buyer, i live in france, do i pay capital gains tax. if the sale falls thru, i do not have a portuguese will but have a british will, does this still stand or do i need a portuguese will. sorry to seem vague, first time on forum.
