WE keep seeing reports ( HBOS latest ) of UK process starting to rise again
latest indicating an annual rate of 5% and certainly in my part of the s west we see more and more SOLD boards going up.
There was a report yesterday in the mail suggesting that the " overseas" property boom is over particularly in Spain where prices are forcasted to drop.
If there is a change in sentiment and choice of country continues to grow then logically prices in the Algarve should come of the boil.
One other factor is ths substaintial rise in building costs in the older EU countries of which Portugal is one.

The problem is with Spain as I am sure you will agree is that it is a very large country and has been well over developed in parts.The Algarve and it's development by comparision has of course been a lot slower and on the whole thought has been given behind most developments. Having said that I went to A.S.D. Pera just before Christmas and I was somewhat taken back by the ugly concrete high rise blocks that seem to have appeared overnight and some of the designs of which would appear without very little thought. Even Portugal's prime minster on recently visiting this area, which was once a sleepy fisherman's village said exactly the same. So this is why it concerns people like me who live here and see what is happening to some parts of the Algarve and it's beauty being lost for ever. Please to hear about the UK property prices and I have to say that the prices here would still appear to be rising and given the choice between purchasing and living in Spain or the Algarve....the Algarve wins hands down everytime.

ps There has been a "slight" increase in the building trade and in Portugal this normally takes place around January each year.

Last months figures given out by 'Right Moves' say house prices in UK have risen by 2.7% in all regions......
average house price in UK now £200,000.
We were going to put this place up for sale in summer, just to see what happens..(with a view to moving to the sun!)...
but some houses in this village have been up for sale for some time now..
Is there a 'right' time of the year, for putting a place up for sale?
The governments toying with the idea of '50 year' mortgages..to help young folk get on the property ladder?
Wonder what your thoughts are on this?

I wonder how a 50yrs mortgage will work...meaning if your 20yrs old at the commencement of the mortgage ,your going to be strapped up until you are 70yrs old and whilst it is true people do appear to now live longer these days...I wonder how the insurance companies will see this....in that with a mortgage a life assurance cover has to run side by side with the mortgagee and then would the premium rise with age etc?
Actually, ellie this subject is very interesting because we have been advised in the media that the government say that in the furture they want to phase out state pensions and then more recently, want people to work longer.............mmmmmmmmm...really need to put our thinking caps on with this latetest news.

At a very quick glance it smacks to me once again of so sadly away of keeping the masses working all their lives on salaries that do not keep up with inflation and letting people get more and more into debt...... the end result of which the poorer get poorer and the fat cats get
A year after we resided here, I received a letter confirming that as I was no longer a resident in the UK, I could not receive any NHS treatment, save an emergency whilst visting and only for a somewhat serious medical problem that I sustained in the UK.
Portugal is in the EU and to gain residency, one has to show documentations two of which.......1) proof that you have private medical insurance cover and 2) bank statements to prove that you have sufficient funds to support yourself. What a great pity the UK does not adopt the same for non EU citizens. (Portugal by the way on this matter is in breach of EU Rules & Regs).
