One would be insane to let a Villa to a bunch of under 18's.....they would Trash the place without question......

Both ends of the scale..
Couple of years ago an 80yr old man (friend of a friend) managed to rent a car at Vilamoura without his driving licence! He told the company that he'd forgotten it and had sent off for it in UK.
They let him have the car. He hadn't driven there before and nearly killed himself and someone coming in opposite direction when he went onto wrong side of road!! :shock:
It isn't only the young that can behave badly!

We use to let property in the UK to the local University Head Leasing Dept who carried out management of our properties. Each of our properties accommodating 4 students per house. In 8 yrs of letting our properties, we only had 1 set of 4 boys who caused real damage and were extremely dirty in their habits. However, the properties were not our second homes (i.e.holiday homes).
If you are an owner here say in the Algarve, providing you have a good management company, letting to 18yrs old should be no different...to that of letting to any other age group. Meaning, the management company, will if unhappy about anyones conduct, remove them.... and you will of course not be out of pocket. Also of course it is a good idea as a back up to insure for such matters as breakage and take a holding/returnable deposit from the individuals you are letting to.
Unfortunately, there is no guarantee in so far as age is concerned, when letting that people are going to respect your property and at the end of the day it's down to each individual owner.
I am aware that there are very experienced people in the field of management letting in Carvoeiro/Algarve who write on this forum so hopefully, they may pick up on this posting and care to make comment.
