Not only do we have Europes largest Fi track planned for a man made island in the Bristol channel but a bridge will connect it to an indoor disney style devlepment which in addition will include 2 18 hole golf courses where we will be able to play all year round in perfect climatic conditions.

Who needs 300 days of sunshine, 90% less traffic, the best fish in europe when we can have it all in ZOMERSET.

House price woe
Nationwide has given a very bleak assessment of the housing sector with prices expected to stagnate until the end of 2006. The building society's share of the mortgage market slipped by 8pc in the six months to September 30, against almost 14pc last year, But branching out into other financial services areas helped it to post a 13pc rise in pretax profits to £254.7m.

Maybe this why areas like Bristol Somerset are now on a downward trend :!:

As a developer and invester both in the UK/Spain and Portugal.
In so far as the UK is concerned it is common knowledge in the industry, that those in the know have been selling off properties in the Uk over the last 18 months-2yrs to invest their capital abroad. In otherwords, and to give a short answer to the above individual's somewhat naive comments. There may very well be properties for £400.000.00 plus on the market but they are not shifting and when they do as one guest stated above, depending on the area going for considerably less than advertised and the market without question is on a serious downward trend and it would appear companies like Nationwide are already feeling the pinch.

Suggest guest reads the majority of the financial press , who with lower interest rates forcast suggest that the UK property market will see a slow and gradual upturn.

Why because without it the UK economy will decline further.

Also as Euro interest rates ( including ) Portugal will increase next year the lower value of sterling vs the euro will increase UK competativeness VS the Eurozone.

Not good news for developers in the Eurozone ???

I have to agree with the above statement in that my husband's cousin is a former West Sussex County Cllr and he too is a developer...he confirms properties are now not shifting quickly in the Uk and it a fact has been slowing down over the past 18 months. One has only to look at the glut of properties for sale in the UK to substanciate this very point. He has just sold his personal property in Henfield, which sat on the market for a considerable period and eventually, as there were so many other properties on the market, in order to sell took far less than the advertised price and advises that this is common place in the UK now. He also says that it is going to get much worse.

Average price of property in UK INCREASED to £200,000 last month, with modest rises forcast for 2006.
Only areas lagging behind were parts of s wales and the Nw of UK.
AS much of the finance for overseas properties comes from equity release, good news for the algarve as well.
That is provided the market does not switch to Spain where ( Sunday times article ) there are loads of bargains to be had due to collapse of " off plan for a profit " market.

Serves them right.

Also page 16 " sunday times " property supplement Page 16. ( collapse in Spanish off plan property prices, Bargains to be had ! )

Has buying off plan and then selling for a quick profit ( they hope ) before completion become a trend in the Algarve ??

Over the past year all the major property market surveys have shown annual house price inflation falling from double digits to low single figures in the UK.

"Ambitious sellers and their agents appear to ignor the reality that the market is not nearly as buoyant, or perhaps do not or have not taken the time to acquire hard evidence! to dissuade them otherwise"

The consequence of which there is a gult of property just sitting on the market and of course in basic terms, house prices are falling.

One also only has to look at HM Land Registry to see the prices being paid for property to quickly became aware that the prices paid fall far below the actual asking prices and some areas considerable lower.

With regard such rags as the Daily Mail, I have not been able to acquire the information that you say that you have gained, but with the absolute respect I do not feel that the above mentioned newspaper is in any form to be taken seriously, in so far as monies matters.

I hope if you are selling your property that you will receive a fair price.

I ahve a simple mind, if the average price of any article, house, beans or fish, costs more this year than last year .

THEN IT HAS INCREASED.

The rate of increase is another matter ( 4% in last 12 months )

The statistics quoted came from a survey of 130,000 properties across the UK and can be found on on the Rightmove website.

We need to TALK the economy up , to re build confidence, to get people spending money.

Halifax state that house prices are going up on an average of 3% a month. Think its mainly London and immediate S.E that prices are either static or decgreasing?

I can only refer you to actual facts and refer you once again to Her Majesty's Land Registry department....which records via Legal Documents...every property which includes plots details and the actual price paid. I am sorry but you may not want to accept these facts, but you nor I can argue with the above UK's Government Department's Records.

What is interesting to note that around the 70's the actual sale price was always recorded on the deeds/HM Land Registry and then it was dropped...but around 2002 we noted reappeared! At the moment CG's as you may be aware unlike Portugal and other EU Countries are not paid on the sale of a first property in the UK....but on the second and so forth 40 %p. Although you can sell the 1st and then live in the 2nd and pay a lesser figure than the 40%., (Check with an accountant).

What I and others are interested in at the moment is that as double taxation between for example the UK and Portugal exsist, then the roll over that one can receive in Portugal should by rights include purchasing a property in the Uk and other countries with Double Taxation with Portugal. Otherwise it would seem to me very one sided and therefore possibly a preach of Human Rights...so we are all watching this space!
