Hi, I have been looking to buy a villa in the Algarve, I have seen a property that looks very interesting in an agents in Lagos on the Avenida. The problem is that the agent seems to use all the above names, they say they are licensed (AMI Number 4181) yet I have not been able to verify this is genuine. Has anyone had dealings with this company, there website address is www.algarvepropertyco.com. Any advice will be welcome.
Hi Newbie. I have been on the Imoppi web site this evening and AMI Nº 4181 doesn't seem to exist. If you would like me to send an e-mail to Imoppi to double check I am more than willing to do so. Either register and send me a pm or confirm via this forum and I will reply accordingly.
As a point of interest I believe under new legislation, if a real estate agent is involved with a sale, their name and full details, inclusive of AMI nº must appear on the escritura (deed).

They are not the Vernons in Carvoeiro, this company has a different AMI number 4181, there website is also different www.algarvepropertco.com

There have been a few changes with this company in the last year...I have dealt with Vernons in Lagaos and Carvoeiro....the latter annoyed me with the usual bad service..not turning up for meetings etc.the former in Lagos.Great guys and very straight.BUT...I heard they have either changed hands or names recently...I forgot the name of the guy I dealt with but he was from Northern UK with a Portuguese father.....speaks all lingos..If he is still there....you shouldnt have a problem....give them a call and ask if the guy with the Yorshire (ish) accent is there...he is as good as gold and never let us down...running us all over the place and very good service.

The guys' names at "Vernon" in Lagos are James (Jaime) and his brother Luis. Their father was Portuguese and their mother is English.
The last listing in the PT directory 2001/2002 is Vernon Sociedade Mediação Imobilária Lda; Lt 17A Av. Descobrimentos, Lagos, tel 282 764 494 (as it is the weekend I have been unable to verify the subscriber on this number).
Up until around last summer Vernon Lagos shared a web site with Vernon in Carvoeiro.
I have sent an e-mail last night to Imoppi regarding the details Newbie has posted and I hope to receive a reply soon to confirm the situation with this Lagos company. I personally would not deal with an unregistered real estate company and bearing in mind, as I said above, that real estate companies have to now put their details on the deed of sale, I don't know how they can operate "legally" without an AMI Nº.

As we are on the subject once again of real estate agents and them being registered or not, thought some of you may be interested in the link below from the Correio da Manha a few days ago. It is in Portuguese only, but basically it details an operation that Imoppi (the regulatory body) have been carrying out to check up on both real estate agents and construction companies. In the Algarve they have so far found 5 real estate agents and one construction company operating illegally i.e. not licenced and various other "illegal practices" within various others that were registered.
