Re: Lawyer
"The firm " PLACIDO SANTOS & ASSOCIADES received authorisation from the Ordem dos Advogados, Lisboa to practice "as a firm" and therefore to carry out business to/for the public on the 10th December 2001, Cedula Number:67/01.
As a matter of interest, unlike the UK, Portugal's Law Regulators it would appear, only require from their members a main address of where they say that they are practising and therefore, it is felt that it would be prudent to carry out the following brief easy checks:-
www.oa.pt:-
If you do not know the Cedula Number, put in the name and address of the associates (if a firm) and lawyer (if an individual) and the full address.
Then press at the top right hand side of the page "Pesquisade Advogados".
Then check i.e. Algarve phone book in both ordinary listings and Yellow Pages and by doing so cross reference that the "main address" is being advertised in accordance with the public records of the Ordem dos Advogados.
Although, we purchased a property sometime ago in the Algarve, we have recently used a well known firm of lawyers in Lisboa, with an office in the UK.
Of course Portugal is full of lawyers in the Algarve and also outside of the Algarve

Wizzo,
With absolute respect, Dr Placido Santos is the "prinicpal partner"of
"The Firm" PLACIDO SANTOS & ASSOCIADES "Cedula No: 67/01 (registered on 10th December 2001) therefore, it does not matter who you use in that firm.
I.e. The stationary should display "the firm" foremost and the firm's main address etc.
Portugal is full of lawyers in the Algarve and
outside
the Algarve as well.

I bought my house through PLACIDO SANTOS & ASSOCIADES. Dr Santos himself was dealing with my purchase. I was very unhappy with the service he provided personally. I felt I was going to lose the house because of this. I told him that I had lost confidence in him and asked to deal with someone else within the firm. My account was passed to Dr Cabrita, who I was very happy with and still use to this date.

Hi Wizzo,
Many thanks for your reply and of course I am naturally very pleased to hear that when you brought your house through "the firm" J Placido Santos & Associates, Ordem dos Avogados, Lisboa Cedula No: 67/01 (authorised 10th December 2001) it met with your satisfaction. However, I have to say that I am confused that you disagree with what I say? Can you therefore please make your point clear on what you are actually disagreeing with?
Also out of interest would appreciate your confirming (more or less) when you actually brought your property.
Thank you.
Nightrider.

Good and lawyer...hmmm do these words go together in Portugal?Anonymous wrote:Hi
Can any one let me have details of a good lawyer In Carvoeiro that speaks engish for the purchase of a Property...
Thank you
Sorry for my cynicism, but most of you will know by now that they are not my favourite people. It is such money for old rope. If only everyone buying here spoke good Portuguese, you could cut them out, as they only seem to be a hindrance to most people's purchases not a help
If you have to use one, use one of the bigger companies like Neville de Rougemont in Lisboa, Faro and Maidenhead, UK. At least they seem to give people stuff like INVOICES for their fees and NARRATIVES of what they have done on your behalf on PROPER HEADED COMPANY STATIONARY, unlike some others I obviously can't and won't mention.

I used Marta Pargana Pereira who used to be in Portimao but has recently moved to Lagoa. She speaks perfect English as does her P.A. - which helps if she is out of the office.
Her new address is:
Parque Empresarial Algarve
Lot 12 1st floor
Lagoa
Tel: +351 282 381485
Fax: +351 282 381486
Email: martapaganapereira@sapo.pt
I had no complaints but as with lawyers everywhere it could be years before you find out just how good or bad they are if you run into title or debt problems down the line.
Make sure that whoever you use you get a written quote in advance - including estimated disbursements.

I forgot to answer the other question.
I actually bought my house originally in 2000/01. As it was an offshore property I brought it on shore in 2003/04. Dr Cabrita dealt with both purchases.

Hi Wizzo (Brian)
Thank you for your reply.
To be fair, I may also not have explained myself clearly.
Whether a particular lawyer is good or not, is irrelvant to the point I was trying to make. Dr Cabrita maybe the best thing since sliced bread, but the principal partner of that particular practice is Dr Placido Santos.
The point I was trying to make, is that if a lawyer is working on his own, then if things go wrong then it is that individual's responsibilty. But if the lawyer works within a registered associates practice "The firm" is responsible.
You have stated that you used J.Placido & Associates in 2000/01 and therefore it is the firm and not any particular lawyer who represented you and this would be clearly evidented by the contract of engagement, what account you were asked to pay your fees into and of course stationery/correspondence. Dr Cabrita may well have signed some documents/correspondence, but he signs it on behalf of the firm. In otherwords, if he worked solely in his name, then all paperwork would displays this, which by what you say is not the case with regard your dealings etc.
I can confirm that in February 2001 we used and according to stationery etc the firm J.Placido Santos & Associates.
According to a letter received from the Ordem dos Associates the firm J.Placido Santos. Cedula: 67/01 was authorised December 2001.
I would like to say more, but at this point in time I am restricted from doing so.
Thanks again for replying it is much appeciated. Regards Nightrider.
