NEW DEVELOPMENTS GOOD NEWS ??

I look fwd to taking a break from work e mails to read and contribute to the forum because each day we learn a little more about life in the Algarve.
If develoments such as that nr Silves are taking good agricultural land away from the local community then this is not such a good thing.
However if NEW developments in CVO are using ground which had been virtually abandoned and was covered in scrub ( As we have seen ),
IS this not good for the area.
Its architectural merit is another debate.
All those who live in that area will be aware of the wasteland that is developing around and in CVO is it not better that it is put to some use.
What are the real arguements against these developments ???

TBBR there is a very severe water shortage in the Algarve. If there is not immediate action on a limited number of developments,
the WHOLE of the Algarve will be one big abandoned scrub land.

The current lack of water and management of rescourses is a problem obviously.
BUT where is one of the world fastest growing property markets ( much more up market and expensive than the Algarve ) it is in a desert. DUBAI.
Of course I am no advocating development on this scale BUT if CVO is to compete against developments elswhere in the Algarve ( see todays Daily Mail ) then it has to accept these newer larger develpments.
I read a lot about the low income paid to the algarvians, where does this income come from Tourism and Devlopment.
How will they earn more , From More Tourism and development.
I Know that tis is a riduculous statement but would all those who currently reside in the Algarve pay more to their employees and for their services
if they thought that this would curb new developments ??
I doubt it

It would be nice if all those making a very good living from their businesses here rewarded their staff with decent salaries and bonuses etc, epecially when their employees do a good job. Then the staff would be more motivated and not become so resentful. I am sure that some business owners do this but on average they don't. They just say Oh well this is Portugal and the salaries are bad. I still can't work out how people live on 500 Euros a month when food in the supermarkets etc costs more or less the same as in more affluent countries.tbbr wrote:.

I don't necessarily want to curb developments. I just wouldn't want to live on one here with a load of other expats with high fences and security. Obviously I am in the minority and a lot of people love these type of places. I also just think people should consider all the implications, environmentally and socially. Sorry I don't want to keep bleeting on about the same stuff and become boring but everyone must consider the bigger picture here and what is the best way forward for everbody or otherwise the Algarve could end up with a sort of apartheid. Am I overreacting?...I hope so.

[quote="Gambrinus"]Dubai has lots and lots of oil they can turn into anything they want - including water for their "middle-of-the-desert" golf courses.
Gambrinus,
I do take your point, but do we know how many golf courses are actually in Dubai? I have good friends in this neck of the wood so out of interest I will try and see if I can find out.
Lego- land I like the description.
Additional comments by others:-
As for the difference betweeen Investment and a Home, to some extent are they not the same and of course the biggest investment for us all is to try were possible to protect the environment and therefore, protect the quality of life etc....
Anyway, if nothing else most on this subject would appear to agree that we should have open discussion, because it will effect everyone one way or another, and it is no good just burying our heads in the sand without making provision for a RAINY DAY.

Is a house Just a home or is it a home and an investment.
In todays financial world for 99% of us fortunate to be able to afford a move to the sun or that second home " its " investment potential must be one of the critcal factors.
If you are in your mid fifties hoping to take early retirement and with a life expectation of another 30 years all your major financial decisions are based on having that nest egg ( be it cash or property ) to fall back on.
This is why the developments such as we discuss are so succesfull and why there will be many more of them.
Look at the age profile of the buyers, how much time do they intend spending in the Algarve.
I can understand why those who moved to Portugal expecting to escape this type of materialsm object to these developments and there effects on the environment etc.
But unless there is the economic crash of all crashes not only will they continue but move into areas now untouched.
Earlier today I was talking to a customer ( in this age group ) who is looking at Portugal and the border areas of Spain.
His estate agent is now suggesting that he looks at Alcoutim ( currently ) unspoilt with little development ).
Why because it has great investment potential.

"Economic crash" maybe not but one still has to be careful what they are doing otherwise their "wise" investment could turn sour!
Despite everything written about underdeclaration of property and that not only is it illegal but extremely unwise, as you end up with a much worse Capital Gains Tax burden when you sell on the property, it still seems to be going on. A lot of the time this is without the permission or the knowledge of the purchaser, especially if if they leave the Power of Attorney with someone.
Dennis Swing Greene, International Fiscal Consultant, writes in this week's Resident "expecting your estate agent or lawyer to uncover the skeletons in the closet of a prospective property can be a leap of faith that may end up with an unpleasant surprise". How true this seems to be...unfortunately.
Investment or home, on a development or not on a development just be cautious folks.
