However, one slight problem....god for bid if there was ever a fire...WHY.....because the fire engine would be unable to make the steep climb

I totally agree with what your saying.
However, you, I and those of us who live out here will know only to well that even when warned to be careful, there is always some poor sucker who will purchase in such a way and that sadly is a fact of life.

You seem to know an awful lot about various properties/projects etc. Therefore, one can only conclude that you are doing your homework
but as Widge and others say on this forum, which I am quite sure also includes yourself. Anyone who would consider parting with any money on an unfinished property and more so the inferstructures well.......... "Hello is there a light on in there".
Someone very close to me spends nearly every waking hour, with people contacting her for assistance with various problems that they have got themselves into and what I find more disturbing sometimes by people who have been sensible (they thought) using so called professionals.

Of course I am in no position to dispute the comments/claims/reports etc that indicate that buying property can be a real minefield.
I do know that for ours it was not and that we hope the next one will be just as trouble free.
However why is it if Portugal is such a nightmare that we NEVER read anything of this back here in the UK.
I cannot recall anything in the press or media remotely close to the comments raised about Spain or other places. N Cyprus etc.
The only report about the algarve was a couple of years ago on one of those exposure programs about a couple who woke up one day to find themselves in the middle of a new development Nr Alcantahilla.
The reporter then visted the developer who promised to put everything right.
If things are that bad then surely those who have been caught out have an obligation to propsective buyers to make the facts Known ??
How about a Name and Shame page on the Forum ???

Sometime ago Isobal Soares, President of Silves Camara was interviewed by the BBC. The interview coming about because an English couple's home had been left hanging on the side of a hill. Why because the developer had removed several acres of earth inclusive of hilly terrain and then disappeared. Ms Soares confirmed to the BBC that there had been a small problem with the planning details (the project being several villas all marked out on the ground) and no doubt to accommodate the new projects for 2 new golf courses opposite. Ms Soares gave the impression that the project would be restarting within 2 weeks. However, 2 years later the area still looks a mess and not only the site but also the surrounding country lanes and no doubt the English couple's spoiled enjoyment of their home continues. I am

In principal your suggestion is reasonable. But if you will forgive me you are trying to install a Uk system here in the "Algarve" and with all the will in the world if you succeed were all else have failed trying, then your a better man/woman that I am Gungadin.

I have always like a challenge but I think that even I can recognise when a task is too big.
My view after reading the forum now for some months is that there are a lot of opinions but few real examples of what does go wrong.
Without getting involved in the risk of legal or other disputes perhaps a few factual reports would benefit those like me who still have yet to run into the problems so frequently referred to ( but not in detail ) by others with much more experience..

Nightrider has a very good point re. Health and safety and Habitation licences. I still believe that market forces dictate the movement in prices and the speed at which new developments are completed and sold. However, all property buyers in the Algarve, particularly locals, have a right to expect the authorities to enforce the basic H & S regulations and planning and building regulations. This is what we pay them to do, and we should expect them to protect property buyers and existing owners accordingly.

HEALTH and SAFETY is a concept alien to most of europe, including, Holland, Germany, FRance, Belgium countries where I have visited various manufacturing plants.
When it comes to the building industry do,nt even go there, ( which is why they employ huge numbers lof low cost labour ( as does the UK now ).
Its easy to assume that the same stds we are used to will be applied elswhere " dream on !!

Hi freddie, before you make any comments, check the site yourself.. there will be around 10 swimming pools!! where 54 townhouses will share 5 of them making it, 1 swimming pool per roughly 11 apartments..thats more than enough...and the prices are just starting...from 314,000 euros and the apartments are 110 m2 large, so its actually bigger than any average T2 in Carvoeiro area.Freddie wrote:TBBR, I really hope you are not interested in these apartments for 380k ! another unresearched comment, check the prices for golden club carvoeiro...and they dont have any facilities at all...the prices for this resort will rise for sure once they will finish up the construction, by good 20 % and the properties around it aswell..looking at the fact that it will be a 5star resort, the only good thing in that area that i can think of is Pestana, but its a completely different product..more for the golfers..Anonymous wrote:well one fellow said that there are now 30000 apartments for sale...so you have plenty of choice..but if you buy at this price---well amazing!!...suggest you visit your shrink quickly ..methinks the tablets have stopped working

Those are all good points guys, but the main concerns in Carvoeiro is the beach! there is only 1 small beach to share for all, thats the only big minus in Carvoeiro, otherwise this place would look like another big city on the coast..where as health and safety is the question, you can forget about those things in Portugal.. by statistics, Firebrigade, Police, ambulance, come 2.5 times slower than in any other country in Europe. the issue is because of the addresses and the access to the places..
"Safety" another good thing about some developments is that they are closed condominiums areas. meaning, in some resorts there is total surveillance and security which is a big plus for carvoeiro area.
there are rediculous thefts happening around carvoeiro, i mean they are even stealing pots of plants from gardens!! isnt that rediculous...
anyways, so much for the topic, please feel free to comment..
