Just back and on our way to Pestana stopped to have a look at the new development near the statue.
The plan is for 80 appartments, hotel, townhouses, pools, restaurants and even a small supermarket.
Construction is well underway with the first phase due for completion next summer.
The final prices for phase 1 have yet to be confirmed but we were quoted for a 2 bd 2 bath appt. 380K euros.
The ompany involved have similar developments in Villamoura ( now selling for over 500k ).
Our view that this is good news for Mateo serao and Boavista as it will certainly " LIFT " the area.
Also heard of at least 3 new villas ( for uk buyers ) being built in Boavista.

TBBR, I really hope you are not interested in these apartments for 380k ! That is absolutely extortionate for a 2 & 2 that far out of Carvoeiro, considering also that possibly 80 apts will share one pool ! Check that you own part of that pool if you are going to commit suicide and buy at that price. For that they will obviously be sending transport for you to come to the office. (A Roller methinks).

Defeintley not an estate agent, still living in the uk working in that decelining part of the Uk economy " manufacturing ".
Yes we do own property in the algarve ( Not CVO ) but do have plans to move to the area " one day ".
As we visit 4-6 times a year have built a resonable number of contacts and try to keep informed as to what is happening in the area.
If you were planning to buy would n,t you want to know what is going on ???.

Yes, for sure the forum is for whatever you want really. Just curious, as together with your extremely "pro" Algarve/Carvoeiro attitude, you keep throwing in comments and prices about villas/property in and around Carvoeiro. I thought you might be on commission

Ther are too many " glass half empty " people in the world opportunities only come from being positive and as I have said before maybe we have been fortunate in meeting those who are happy and have made go of life in the Algarve.
Perhaps we should do a survey comparing atitudes based on age, time in the algarve, type of work done ( before and after the move ) etc.
I have a view that those who have moved in tha last 3-5 years do seem to have a more positive atitude to longer term residents.
Many are also in that fortunate position of being asset rich ( uk property price growth ) hence the apparent ease which " up market developments sell.
Surveys in the UK have revealed that over 50% of homeowners over 50 have are are considering buying abroad.
If the Portuguese try to " rip " off this valuable market it is only they who will be the losers.

I don't think it is a question of being positive or negative. I think you are lucky tbbr to only know people, who have made a success and are happy in the Algarve. I know people like that too, but I also know of lots of other very positive people that have lived here more than and less than 5 years and have sorry tales to tell.
I don't say this to be negative or to put people off, but only to warn people not to be complacent. I am also not being snotty or arrogant but I speak average Portuguese (very average on some days) but I spend loads of time dealing with various things here for foreign mates, who don't speak the language. I can only tell people straight what I see and hear and sometimes it horrifies me! I wish I could stand at the airport and warn people what not to do.
The problem is that there are many Portuguese (and foreigners) that are very short sighted and only look to making a quick buck. They don't care about ripping you off. A person only buys a house once in a while, so once a property has been sold and they have the cash in their pocket, what do they care what happens...there will be another sucker along on the next plane and there is very little protection here. Another problem is people don't want to rock the boat and complain, sometimes because they are embarrassed they've been duped or because they have done something untoward themselves e.g. tax evading and feel caught in a trap. If someone doesn't speak the language really well they will never get to know what is really going on. Some people might not even know they've been ripped off.
By all means remain optimistic but don't let your guard down for one moment my friend, or you could pay the price. The ones, who have the most charming smiles and the ones that say..oh, you are different, you're my friend...are the ones to watch out for. Been there, done it, got the t-shirt!

I have had many positive experiences living here and met some great people (just spent a lovely afternoon with several of them), but I have also experienced some things that I hope I don't have to again. My only motive for writing this is to help decent people out there, who don't deserve to have their hard earned cash swindled away from them.

I am concerned that all these individual developments never seem to get completed so that the roads, pavements and the appearance of the neighbourhood looks finished BEFORE they move onto the next one.
If you drive around the various developments surrounding Carvoeiro many are unfinished and resemble permanent building sites. It is a great shame that more rigorous control cannot be implemented to ensure standards of infrastructure and general appearance are maintained.
Then it may be easier to comprehend why prices appear to resemble "vale do lobo" & "Quinta do Lago".
Until then I share the scepticism about market pricing, and doubt that these price levels are being achieved.
