New Houses near l'Orange Restnt

Anybody have any constructive comments on the 4 really good looking new houses near Vila Nova/L'Orange. Price, Quality, position. Dont know that area of CVO too well and only passed them recently in a taxi in the dark on my way to airport. Thanks

They are very close to where we live - look like good quality construction, and at least one is completely finished.

I don't know how much they are, the agent that has them for sale advertises as POA! I would guess they are quite expensive - maybe 600/700.000 euros

A bit off subject, kteee, but have they tarmaced any of the roads in this area? Our villa was covered with a layer of dust when we left mid-July.

They have tarmaced the road which leads from the main road past QDP down towards Jailhouse - makes it much easier to walk down to the village!

The dust could also have come from the building site between QDP and Vila Nova?

When was this done, Ktee ? I was there till 2nd of june then the first (upper) part was still sand and dust.

Thanks K, but we are close to the rear entrance to QDP, as you may remember. The road which leads to Sesmarias and the road past the monument on the way Lagoa was a dust bowl whilst we were there. Had to wash the car down each day just to see out the windows! Hoping for a cleaner environment when we return in September.

ARe they the omes at mateo serrao ??

I know of two new ones for sale ( off plan ) at around 450K euros but on small plots.

The roads are not made up and do not know of any plans to do this hence
price.

Any comments ( last visit end may )

Hi Barry, in that case, maybe it was due to the drainage works on the road past the Golden Club towards Sesmarias - I think that is all finished now but I'm not sure if the road has been resurfaced - haven't been along there for a while!

Hi Ktee,

Yes the problem was the drainage works. We are especially affected by the road which runs from Monte CVO, past the rear entrance to QDP, to the Golden Clube turn. All the pipes had been installed, but the roads were left in a dreadful state. Since most of the work seemed to have been completed, just hope they might get round to tarmacing one day.

Most of the roads that have been dug for new drains have been tared, some have been relaid but most just had a bit done in the middle where they were dug out.
The area around Sesmarias road and watertower/ Boavista/ Mata Cerro will be affected for months to come, they do seem to clean up and make good sections that they have finished instead of waiting until the whole area is finished.
The good part is we will get mains drainage(long needed with so much new development in the area.)
Looks as though there maybe even drains at the side of the roads in some places, ready for all that lovely rain we dream of this winter, 10 years ago it rained for 90 days in the winter, mabe we will get a few days this year

I asked the price in the spring and was told 1.2 M euros (yes 1.2.million). I looked round the house that was near completion and thought that while the construction looked OK to my untrained eye, the overall design - especially internally was very ordinary with a lot of wasted space. I thought the fitting out was good.
However, 1.2M in that location - good luck to them, especially if it pushes up neighbouring properties

The developer told me in may that the prices were 790,000 to 1.2m euro.

I believe that the're 280 sq mtrs to 340. It seems to me that the Immocom development is a bit intrusive near these.

The one across the road from us which curves around the back of Vila Nova and comes out near the Santa Maria statue.
