want to buy,but will it rent

Hi there folks,new to the site.Love CVO and want to buy there.A two bed townhouse for sale overlooking the beach and town square for 405,000 euro.My main concern is being able to rent this property for 5/6 months per year.Is this realistic or not and how much can I expect to rent it for on a weekly basis.Good location with many features.Would really appreciate your views. Hi Tom,

Can you give us a bit more info about the property, does it have access to a pool?, does it have outside space, how many bathrooms?, what is the decor like, heting etc?

Sure you can rent it........but the income is real low in the winter....I dont know about such a small place..but as a comparason I get £1K a week for my place in summer (June toAugust) ..but in winter I get only 120 a week....
so if you price right...you will get a 5% income on your investment in Summer and maybe 1 or 2% in Winter.....your only gain will be capital gain over the long term........Villas that make real money here are the 'Sleep 8 to 12 ' types......little flats are on a mortgage survival level......Good luck

I think there is always a market for apartments - all year round - but villas tend to be just for the summer season, plus if money is tight, families will still have a holiday, but maybe in an apartment rather than a villa.

A nice, 2 bedroom, 2 bathroom, well-located apartment with access to a communal pool will always rent well, but a pool is very important - even if the property is close to a beach.

Hi there and thank you for your views,The prop in question is situated at the clifftop over the town square and has great views of the ocean and beach.It has two double bedrooms and a 50mtr roof terrace with jacuzzi.As it is only being built I can only go on the brochure but it appears to have a luxury finsh.It will be a secure complex with 19 units only and I have put a small deposit while I do my research.Any opinions would be greatly recieved. p.s.yes there is a central swimming pool on site.

Hi Tom,
your new pad sounds just like the type of place my in-laws are looking for during the winter for a long term let. Many "oldies" like to come here for 2 - 3 months during the winter to warm their bones!

Renting for the first season is always the toughest....hopefully with a good service and a comfortable property, you'll develope a returning client base...installation of A/C is very important. The first season you'll be lucky to break even....but from there on in if your pricing structure is correct you should start to earn a tidy profit!

A well maintained two-bed house in the town should do well for both Winter and Summer rental if you work at it
However your returns will be poor in relation to your investment. Even if it's a quality house it still only accomodates four, so rental will reflect this.
If you are buying as a holiday home and rental investment then I would suggest you have a rethink and look at other properties in the town. You can get quality 2-bed homes for a heluva lot less than 405k euro...and you'll probably achieve better capital growth
