Has anybody tried (or knows of anyone) to extend a property on VDM.Have been told that you have to get the consent of 66% of the other owners.Is this the norm,or have I been told wrong?
If this is correct,how on earth would you ask them anyway?Hardly anyone lives hereand there is no post!
Any experinces would be helpful even if it means stopping before I start.

Never heard of the 66% rule before, but then again, the local authorities never stop to amaze me.

I would suggest you get your contractor to place an informal request with the Camera before you start submitting the formal documentation. Often enough they will at least be able to give you a definite "no".

Thanks Gambrinus,will go down that road first.Beleive it or not,we thought it might be easy just to add acouple of quick extensions on (the kids need more room),while we were waiting for a desicion from the camera on our new place.Silly ol´us.

For what it's worth, we’ve owned our place on VdM for 4 years and have never been consulted about any planning permission matters and out immediate neighbour has extended in that time.

Our property is also in VdM and like the others we are in the process of getting planning to extend part of the ground floor. Our architect has submitted the plans and expects a decision in August (we started this process in February).

Asuming the plan is passed we expect the work to start in November with a 60 day completion. That will probably slip to 90 based on previous experience - I can live with that.

Originally we considered extending upwards but bumped into the 40% rule that restricts you to building that % of the total building size on the roof - that did not give us enough room. We looked at a similar extension on a Jorge de Lagos built property and decided against the idea as the finished result would be a compromise and did not give us as much space as we wanted. One of the architects used the term 'Wedding Cake' when describing the finished product - that put us off. We have plenty of land to build at ground level well within the boundary and will in time - planning permitting - go for that option.

We have not heard of the 60% in favour rule and like the earlier poster - we do not know any of our neighbours either - after 6 years. Sad or what!

If you extend on the ground floor,can you not then extend the first floor also so that the finished building complies with the 40% rule ?
On the plans of our proposed new villa,we have gone to about 50% on the first floor, this has been verbaly agreed with a camera architect,so hopefully we shall be granted the licence,(will keep you informed)

We considered that option also but could not bring myself to paying the architect a retainer to complete speculative drawings that we may or may not like. We will do one bit at a time and hopefully it will all come together in a form that will be both practical as well as pleasing to the eye.

We are on the 6.10 from Gatwick in the morning and staying for 3 weeks - I sincerely hope that heat and sunshine persists.
