Help needed
We have put down 20% on an apartment near Carvoeiro and have a promissory contract.
Trouble is that nothing is happening; there seems to be some chain of promissory contracts which we were not told about when we signed ours.
We have taken out a mortgage in the Uk to finance the purchase - we were given March as the completion date. The last e-mail we had from the person selling to us was that we must be patient. How long can this go on for - and is there anything that we can do to try and get things moving.
Is anyone else trying to buy a flat on the outskirts and having same problem - maybe we are dealing with the same vendor.

The prom contract will have a date on it on which the deeds are to be signed off. If the date is missed then penalties become payable by the offending party. If you are deemed to be in default you will loose your 20% and if the vendor fails to deliver the property he forfeits twice that to you. I would strongly advise that you consult your lawyer / solicitor - please don't tell me the vendor's estate agent recommeded one and you are using him/her as this is an easy trap to fall into. The vendor's estate agent may well be stalling waiting for a better price but as I say if the prom contract has been signed it should have end date.

We have had dealings with the afore mentioned real estate. His promissary contract that he drew up for us was laughed at by our solicitor. He too told us that we did not need a solicitor... we did not take this advise.
Very fortunately for us, the seller is a very decent man and despite the occassional hitch and usual portuguese delays (red tape etc) things are proceeding OK if not a little slowly!
It became apparent (to both seller and buyer) very early on in the proceedings that things ran smoother without the intervention of Sabimoveis.
It may be an idea for you to contact the father who owns Sabimoveis (we think he has an office in Lagos) as he seemed to us to be a 'decent' kind who cares about his reputation and it looked like he felt the need to watch over his son and any deals he does.
