Sorry, I know we discussed this before when it was announced that non-dom's didn't need a PT fiscal rep. Can anybody give me chapter and verse on this - or point me to where I can get the info
. I currently have a wonderful lady who acts as my rep and lawyer, but she charges €150 + VAT/yr and all she actually does is receive my IMI statement 3 times a yr and I transfer the money to her.

visit finances in Lagoa and remove your current FR and make your self responsible for IMI taxes. As you are an EU citizen you can give your UK address for the invoices. If your current FR represents more than you (your wife/partner) they will have to visit with you and do the same. Bring your passports.
If you can get them to set you up with a 'Senna ' password all the better. Chances are your current lady has a password already in place, so if she passes it on to you all the better. With a password you can access your details on the finances website, handy for when a bill is due and you won't be in Portugal. I can see the invoice details for my November invoice including the invoice number, so I can pay it anytime I choose between now and november ( I have never yet been in CVO in November), and you can then pay it directly from your Portuguese bank. Or just note the details and pay at any Multibanco.

I just want to add that i also have a lovely lady lawyer who acts as my fiscal rep and she only charges 70 euros inc vat.

Some companies will try and tell you that you need a Fiscal Rep, and may offer it as part of an overall wealth management package deal.
This is not strictly true.
I was paying my Fiscal 200 euros a year to pay my rates, something my Management Company do as part of their normal service.
I dispensed with my Fiscal Rep and saved myself 200 euros a year.

I changed to having direct billing to our UK address. My husband could not go, but they accepted a colour copy of his passport and a signed letter from him.

Can anyone tell me do I need a fiscal rep. if we have bought property through a Ltd. company that's registered in Portugal or can I be the Rep?

There is no requirement for you to have a fiscal rep if you live in the EU - it was ruled as an unlawful requirement under EU law. You can do it yourself but the authorities need your details.
