Has anyone got any idea if property prices in the Algarve have increased or decreased year on year. I know there may not be official figures like the ones the building societies publish in the UK, but a general 'feel' but would be useful when considering another purchase.

Total gut feel, but I'd suspect that the increases we've been seeing through the 80s and 90s continued at a slower pace across the turn of the century, but may have slowed to zero or close to zero increase this year. Don't see obvious signs of decrease, but with the publicity surrounding poor rentals in 2004, and a surge in new properites being built in and around CVO, I would not be surprised to see small drop in the next 12 months. Particularly in some of the overpriced new-build apartment complexes.

Mid range villas seem to be static. Haven't dare look at the market for large €1m+ villas. Who dares to comment on those ?

Thanks for your thoughts e-richard, I think you are probably right.
Maybe now is the time to upgrade and get that bargain for my retirement :D
(its a long while off though)

Price increases

Hi Guys

I think if you are buying in a property hotspot ie Carvoeiro which has already seen inflated prices over the last 2 yrs. Perhaps the trick is to look for other potential property hotspots of the future and get in on the ground floor, so to speak.

What made the prices in Cavoeiro rise so dramitically?

Perhaps answer that question and use answer as a protoype to replicate, to get the best bargain property for retirement.

Or consult a crytal ball :lol: :lol: :lol: :lol: :lol: :lol:

Joking aside, it certainly is a tricky question.

It seems to be highly individualistic with some places advancing rapidly, and some almost static. The general trend is up, in my opinion. the whole 'expat' Algarve seems to be moving west, with the new motorway, etc.. My guess is that the rate of price inflation will increase over the next few years.

It seems the trend is now to move to the west.....having been looking for land and ruins to build around Penina and north ..(Two new Golf courses and a new Hotel are springing up just North of Penina) ....land prices are still reasonable and one can build for about 600 a sq metre...so a nice (200 sq m) new villa with pool and land can be had all in for about £200k......you cant get that in Carvoeiro nowdays...I looked at a Bungalow in Vale de Milho ...250sq metres right on the road...no land..no privacy.....it was just sold for Euro 530K or£350K.....Carvoeiro is now very expensive........but yes I think prices will continue up as long as UK house prices dont crash.......All in my humble opinion....

With the market now almost static in the UK how is this affecting property prices in the Algarve?

Of course it will slow.....but prices here tend to stagnate and do very little until the next 'up'..whilst prices in Uk have already started to drop.....take almost any house for sale in UK...and knock of 10% ..and make an offer...guarantee most will accept......
