Pool safety requirements etc
We will start renting in a Few months and need to sort out certain safety measures such as no diving/pool depth. What is actually required by the pool either by law or to be sensible should anyone try to sue? Also what in the way of fire extinguishers and exit signs would I need? Thanks

See my posting on "Alojamento Local - Tourist Letting Licences" it's what you need to be legal & includes for all the items you mention plus a few more . Your villa rental agent presumably insists on you having one before renting out to clients?
If they don't then ask them what the consequence of illegal letting is before you do; both for you as the owner, and for them as the agent (they may have no obligation or legal responsibility) but that would absolve them of responsibility to their customers?
My instinct tells me that there are numerous villas being rented without the necessary licences & that some unscrupulous agents turn a blind eye, but I may be wrong.
I don't know to what extent you can blame your agent if they fail to inform you of your legal obligations but I have read that the fines for being caught can be €2000 to €3000.
