Having just been hit with another bill to maintain my gas certificate & therefore my AL licence, I wonder to what extent managing agents insist on this before advertising client's property for rental?

Do the Camara enforce this legal requirement & what are the consequences of renting without a licence? Is your insurance invalid if a client injures themselves at your unlicenced property ?

With the cost of applying for a licence in excess of €300 & the cost of meeting the electrical, gas, fire and planning issues probably considerably higher there appear to be many reasons to ignore the legislation? .............unless of course somebody enforces it?

We have not heard of anyone letting without an AL and being caught out but the legislation is there to be obeyed so watch out anyone that does and, as with everything here, it is zero tolerance on this sort of stuff if you do fall foul.

I suspect that there are hundreds of unlicensed villas and apartments being offered for rent privately and through unscrupulous agents where the client has no idea that the accommodation is illegal.

"Nobody getting caught" reaffirms my suspicions that enforcement is zero & only the mugs pay to be legal.

Are there any rental agent's out there willing to support those who obey, and expose the bad guys ?????????????????

It's the gas certificate that expired Geoff. I think having a valid one is a prerequisite to obtaining an AL Licence. Of course you might not have gas in your villa?
