We have been quoted 110 euro's +vat per month for our 3bed villa inc pool. Covers what I would expect, gardner, maid, pool man etc. Just wondering if this was about right. Also they take 12.5% for bookings, which maybe slightly high. 10% seems avg

well i hope you are sure of your facts....the price i normally hear for pool alone is about 60. per month..but for another 60 you are going to get a maid!!!and a gardener!!!

just checked it and hopefully it does what it says on th tin!
All a learning process, since we are new the all of this, but I'm sure time will tell its on story.

well dont be too disappointed if the maid is not all that good and the garden isnt done very welll

Very cheap indeed, I am not sure I would trust that as it is much below the normal price.

Are you sure that the service does not simply include the payment of the maid, gardener and pool man but with the owner providing the cash for the payments? This is a common arrangement.

I would have thought that you could expect to pay around 100 euros a month for such a management service. I live here all the time and my pool man costs me 60 euros a month plus chemicals for 2 visits a week 52 weeks a year. My gardener is not expensive compared with what I know other friends pay but he costs me 100 euros a month for 2 mornings a week throughout the year.

Your quote does seem a bit too good to be true. If you live in the UK and rent out you really do meed a good manager. We see lots of villas where no one goes near them for weeks on end and then there is a flurry of activity which heralds the arrival of the owners. If you rent you need to make sure that your clients are well looked after if you are going to get repeat bookings. At the moment there are more and more properties chasing fewer and fewer visitors.

finally managed to get some more info from them. Thought it was too good to be true. Flat rate man charge plus extra for maid, gardner pool etc. oh well!
Prob stick with these for now and maybe look around once we are up&running. Any recommendations for rental management?

You could try contacting Stefanie Zickler at Barboleta Property Management. She has a link on the Carvoeiro web site.

I have heard good reports but I have no personal experience of her management services. I used her to help me get my residencia and found her both efficient and friendly

We investigated several management companies when we bought our property last year and went with Kevin Owenson (and Cathy Prentice, his aunt) from Algarvillas. From our experience so far we would highly recommend them - they are Scottish, have over 15 years experience in the business, very efficient - their office phone in Portugal is 00351 282 357 256 - leave a message if they are not there and they will get back to you.

In the 5 years we have owned properties in Cvo we have always managed the rental booking process ourselves. That leaves the villa management process (Maid, Gardener, PoolMan, Repairs) in the very capable hands of our House Manager. She is totally honest, competent and reliable.

The outcome is happy clients who return year on year and now increasingly account for 40% of our rental business. Their compliments are attributed to the way they are treated by our Manager, Maid and gardener and of course the location of the property. A truly dynamic relationship and partnership.

We show up at times without notice and apart from not having any milk/bread, our property is meticulously clean and in good repair. When repairs(fortunately very seldom) are needed we are given specific detail and the work is completed with the minimum of fuss and cost.

I would not risk the booking management to any external party - for one thing - they are a rip-off and more importantly your opportunities to use the property are limited. We are within a 45 minute drive of Gatwick and if a window of opportunity presents itself we can usually get a reasonably priced flight at short notice.

If you want the job done professionally - do some of it yourself to maintain control and trust the bit you understand better to a competent operator who knows that you know - that is a win win scenario. :D

OK you have teased me now. Who is the wonderful Agent who looks after your house? Sounds just like the sort of arrangement we would like to have for ours. At the moment it costs us an arm and a leg!
