Just put in an offer on a new build appartment. Like many I viewed, no water heater included. Anyone got advice on pros & cons of gas v electric, specs, prices etc?

be wary about gas....unless its mains gas....gas and apartments have been an expolsive combination in the past....you will need if it is gas a certificate if you rent it out.....the other option is an electric boiler....all i am afraid are prone to toil and strife

With gas you have the obvious complication of housing and restocking gas cylinders. It is also true that you need an annual gas certificate to rent out the property.

Gas boilers are not cheap. The gas multipoints are but the water flow is not strong and they need regular servicing. If you have roof access you could consider solar but these cost about £1700 and it takes a long time to get a saving from the use of the sun. You need to use the built in electric element in the winter. You do, however, help to save the planet.

My current house has solar but I have decided to go for an electric cylinder in the new one I am having built. This will probably suit you best. It is probably the cheapest and simplest solution. They work like a UK hot water tank heated by an electric immersion element and you can get different capacities to suit the demand for hot water. My neighbour put in a very deluxe model which cost about £900 but simpler cylinders run from about £200 upwards. It is best to get one with a removable element and I would recommend also buying a spare element to keep to provide a quick repair in the event of failure. If you are letting you may otherwise have to pay for a new cylinder to be installed to keep clients supplied with hot water
