Can any of you recommend a reliable person/company to be responsible for the running of my villa whilst it is rented out as a holiday home?

i use a mr nelson de lagos who speaks fluent english&is very reliable&is well connected in the area which is handy if you want any people to do jobs for you.he makes sure the pool people&the gardeners etc have been to do their jobs&if they dont he phones them to ask them why they havent been etc.he has been looking after our villa for the past 18 months & is superb.i cannot speak highly enough about this guy.his elder brother a mr edagr de lagos runs an esate agency in the village&he is also avery nice genuine guy&also very helpful

We use Elite-rentals and Management, English owned and run based here in Carvoeiro.
They look after all aspects of our rentals and management, and we have used them for 7 years now., Elite are very efficient and friendly.

I moved onwards and upwards from one of the previously metioned companies, to Paula @ Prime Properties. She covers all aspects of villa management in an excellent and trustworthy way.

There is a painful factor in all that has come to the surface with these matters over the past few weeks - low barrier to entry.
I genuinely feel sorry for the properly constituted businesses that do a first rate rate job managing our properties and whose 'reputations' are being dragged through the gutter because of the Mazza saga.
Because there is a lack of regulation for a business of this nature, many see it as easy money. It is compounded by the temptation they must experience when they see their bank balances awash with large amounts of cash (client's cash) that they 'imagine' is theirs and they dip into it. The first thousand doesn't make much of a dent, so a second thousand goes and they start to live a lifestyle based on this new found wealth. It's not until the bills start to arrive and they start 'robbing Peter to pay Paul' - and there is no additional business to boost their coffers that they realise the 'pot' is empty and do a Mazza.
The decision to choose one management company over another, can to the inexperienced holiday home owner, be nothing more than the cheapest fee. After all it is an intangible service and without knowing or understanding the processes involved - why should you pay more? The temptation to make your choice of management company based on their fee alone has the potential to be a fraud looking for a place to happen (as has been proved) so take a good long look at the person who is feeding you with the 'happy talk' and dig deep beneath the surface.
In the absence of regulation the due diligence process is the only safeguard - so keep in mind the old adage 'if it looks too good to be true - it probably is

Mazza: verb, as in 'doing a Mazza' wherein your money is misappropriated and spent by a third party entrusted with its safekeeping.

Iam sorry But I still dont understand why you need a management company
Ive had a villa in carvoiro for over 20 years, all my bills are payed by direct debt, including the pool man, I have a full time maid who treats the villa like its her own and pay her 400 a month, she checks everything is in order, plus I have internet camaras all around the villa so I can see whats going on at any time, plus I make spot visits every now and then.
Why put money in other peoples pocket.?

In the UK there is no regulation of property managers and management companies although there are a number of professional bodies who do insist that their members carry out a strict code of conduct but even some of these stray from time to time. In any city in the UK you will find that there are unscrupulous agents conducting business.
It is not always a question of cost - the cheapest quote does not necessarily give the worst service or "run away with the deposits" The plush offices with the flashy promotional material with the hidden "extras" - with a charge for each telephone call and visit to the property can soon mount up to a considerable amount and leave a client feeling that they have been ripped off and the service is not value for money.

Not renting out that format will normally work if you are prepared to take care of some technical problems when you come out. Just out of curiosity, I figured about 4 hours per day 5 days per week on that salary, is that accurate?
