Property Management

I am just buying a property and have looked at the different options available for looking after it. It seems that I have options of finding someone myself who is local, using a Holiday Rental Co or Property Management Co. I would appreciate any views/ comments as to which is the best way to go. I am looking for reliabilty, trust,local knowledge and cost - value for money. I have seen details for Grainger Properties, Tip Top Management and Casa Perfeita. Any opinions gratefully received.

Hi Debbie, congratulations first on buying in Gods own summer and winter retreat. Where is the villa as some management companies concentrate in certaim areas. Ours is on Aries Dos Moinhos (ADM) and the management company are very good indeed. But tell people where it is and I'm sure you will find the answer to the question. Don't use a holiday rental company they will not guarentee the clientele whatever cock and bull story they tell you. Once your friends and family get to know you have it, you won't need any agencies apart from the odd weeks when the management agent could let it for you and you have complete control over them! We have on-site management for our apartment so I'm afraid I can't comment on that side of it, but I do the advertising and rentals for ours and a couple of other apartments myself.

I'm always looking for more places as we are fast running out of capacity for this summer.

If there's any help I can give you from out here, let me know.

we have always used Prestige Properties (who advertise on this site) and have found them to be very helpful and friendly and have always looked after us well. They have rented out our villa for us and have had no problems.

Many thanks for the messsages -Mike- the property is the Sesmarias side of Carvoeiro.Thankyou 'guest' for Prestige Properties I will have a look at their advertisment.

Debbie,

We have been using Casa Perfeita for the last 6 months and I must say they have looked after my property very well. I have decided to rent it out this year and each time I go onto their website, I see more and more bookings!

I decided to do a surprise visit as I had asked them to do some heavy garden work and I was shocked. They had finished a week before! It looks magnificent. Our home was impecable.

One thing that I can say about them is that if something needs doing, they are there!

Well, this is my opinion on Casa Perfeita. I hope it helps!

We are in the middle of having a villa built in the Silves area and was hoping someone out there may now of a realiable property management team in the area, or if any one could give us any information on the different / best way to rent out as we are really new to all

this.

Yvonne,

We've been using Grainger Properties (grainger.properties@clix.pt) as our local managing agents for the last three years and have found their local manager, Paula Cabrita, very good. I know that they cover Silves.

As to rental, we've been using www.holiday-rentals.com with great success. It's certainly the best holiday letting site I've found.
