Clube Golfemar - How is it for owners there?

Post by Guest »

I am thinking of buying in CVO and have considered Clube Golfemar, however I have heard rumours that owners here have had problems with electric, condo services, poolside charges and general unrest. These may be just rumours and the properties do seem very nice so would someone please let me know what is going on here and whether it's a good place to buy or not? Thank you

One hears that there is some sort of trouble with the management there, and so it would be wise to investegate throughly before proceeding. Otherwise, it looks like a nice place, if expensive. Perhaps you could call on one of the owners there and enquire.

:( I would enquire very carefully about this. It does look nice and the quality of fittings seemed good when we looked around. but 3 years down the line they have still failed to build the villa we thought we were buying ( number chosen and all- luckily no money involved just a lot of dreams  ). I do not think they have yet sold the restuaraunt or let the shops - they are apparently asking a crazy price for the restaraunt according to a local 'contraversial restaraunt' owner who was offered it  perhaps they have made their money with the first lot of sales and now are not so interested? Just a thought, good luck, mardre

Thanks for the replies. We were looking at a couple of the current resale properties and wondering why so may seem to be up for sale. A local estate agent, with one of these properties on their books, seemed to think that the owners were now taking matters into their own hands and trying to get things sorted out and before long things would be ok. You can never be sure whether this is just eatate agent talk though. If there are any owners out there who are willing to chat to me and let me know what if actually going on then I would be interested to speak to them. I will give my e-mail address if necessary.

Thanks for your honesty. Do these facilites really make a difference to your enjoyment of the property? If the apartment is 1st class and you have a good pool - do you need a restaurant, tennis courts etc?? PGM do seem to have upset owners and I think alot of buyers like the look of the villas but are put off by the PGM issues. I think owners need to start discussing the problems through a site like this so that they can group together to get things done or else all the villas currently for sale will remain so. As a potential buyer myself I am keen on the site and the villas but would not consider buying here whilst all this unrest is going on. Owners need to realise that buyers are aware of the problems and won't buy at the moment - I would urge owners to speak out and get it sorted out together otherwise i think you'll you'll be sitting on your 'investments' for a while yet - sorry if this offends anyone but i think its a great shame when the site could be so good. If things were more 'stable' on the site - even without the extra facilites I would buy a property - there must be other potential buyers like me thinking the same.

While playing Val do Milho recently somebody allegedly 'in the know' said that the development company had gone bust!

Please explain - are the development company the same as the management company? Is it not the exisitng owners who are having problems with the mangement company or does the developer going bust have something to do with it as well?? I'm confused please can someone explain.

Dont know this development specifically but :Generally speaking the developer manages until all villas/apts have been sold. Portuguese law then allows the owners to manage themselves or select a company to manage things for them. At this stage the developer often suggests himself as the manager to keep fees flowing. Owners often take the easy way out and stick with the status quo
