This is a tricky to one to answer I know, but what should I be thinking of to pay to have a three bed villa externally painted. Mostly one story, 215 sq meters footprint.

Lot of question marks there:

Mainly, what kind of quality do you expect from your paint job? Would you like a 3, 5, 7 or even 10 year guarantee? What state is the current paint job/render in? What kind of paint quality do you want to use (silica, rubber, etc)?

My advice would be to get some quotes and compare, but try and keep the quotes as equal as possible (ie. some companies will shave off somewhere to make it look like a better deal) - primer, layers, dilution, etc should be roughly the same.

I had an excellent rubber paint job on my similar Villa (Two level 200 sq metres..+ pool and suround) I paid €3500 ..cash........it was aweeks work and they power washed all the old paint off ...really superb job......
Now I want them to do the outside wall.....but they have vanished so I can't give you a number...just the price idea...
The 15 year spray on jobby was about 14K........

I was not aware that the were so many different textures , silica, rubber etc. Thanks for the response....
