I agree Lagoa certainly have their work cut out, in coming months. Especially if property owners are going to leave this to last minute, and wait till next season, I am still wondering weather any forum members besides Biffa has approached Lagoa Camara, and if so how helpful were they? were they able to register their property in a same manner as Silves Camara does? , or are they following a different route?. I know it is early days yet BUT surely somebody else should BE able to share their experience both with LAGOA and SILVES Camaras.Also keeping in mind ARmacao also has 1000's of tourist rental properties requiring this so called LICENSE ?

There should be no difference in the process between different councils. There is just one process in the law and the councils have been given the job of registration. They should all interpret the law is it is written. That's the theory anyway.

Gambrinus, will be very intersted to find out how the visitations, or rather inspections go. Seems Lagoa CAMARA are using a little different approach to Silves CAMARA.

Has anybody else not obtained AL License (registraion ) from Lagoa or Silves yet? I gather there is mass confusion about the PLAGUE busineess, as they have them at SIlves for sale BUT THEY DONT KNOW how much to charge for them, and so it seems it is optional when it comes to putting a plaque on your rental property. i have just received my Complaints book too, has anybody else managed to get one? Silves had charged me about 26 euros,(what a rip off )
I am sure some other members must have looked into gettign this rental license too? or are you guys all just sitting on your hands hoping this matter will go away? Hope some of you nice folks will shed more light on this rental license process.

I would imagine that a sudden increase in demand would drive prices and delivery times for these items up.
Luckily we had ordered a bunch of complaint books a year ago and I know somebody who knows somebody who knows about getting the plaques.
Our bulk order was cheaper, around 15€ a pop, but I imagine they would cost over 20€ if you order them individually.

Could you tell me how much your man in the know can get these plaques for? and how do we order one? You are right it will be the rule of supply and demand. I gather prices fro obtaining AL Rental Licenses seems to have gone up too. Glad i got mine before the hoards will start getting one too.I have heard silly prices like 1000 euros in almancil areas, and 900 in lagoa area, I have been told by a local guy in armacao de pera that he will soon start this business, and can do them for 450 euros, it is basically leg work to camara couple of times, and baaic Lawer to look at the form, and submit the papers, so i do think 1000 euros is JUST PLAIN RIP OFF. would you agree?

I still feel it is a case study for each house.
What if a house needs to have alterations registered or some other paperwork ammended? 2 trips to the camera can easily become four plus a couple to the finanças and a few to the conservatória.
While I don't doubt that Almancil is generally more expensive, it seems to me, that a lot of the price information is biased as very few people have a realistic point of reference if they only have the one house to licence.
One thing does bug me though: How is it that service companies are able to put a price tag on the actual licence given that they have no clue beforehand what work will arise from any given property? I could understand a "base price" for the known errands, but everything beyond that is imho completely unpredictable.

But then agin i gather may be dual law sysytem may come into play, and next 6-8 months will be very intersting to see, especially nearer touristic summer season,and we see how the locals react to this AL licensing business. Not having concluded a process yet, I am unable to provide a comparison final cost, but that will (hopefully) change shortly.
With regards to the plaque; that was a bulk order and the supplier does not have retail prices for individual plaques. If you were to order 50 or more, I am sure they would probably amount to the aforementioned 15€ a piece.

Seems a lot of you are just sitting on your hands, and hoping it will go away, or are you hoping to take a chance, and wishing authorities will turn a blind eye. I know lots of you may be wondering if the next season will be a total washout as per Rentals are concerned? Lets keep our fingers crossed and hope things will get bit better come next June,
