Land valuation

Can anybody offer a "rough rule of thumb" on how to value land? I am interested in a plot with outline planning permission to build a 2 storey villa but no detailed project. The plot is near Sesmarias amongst similar properties.

Hi Widge,
Not sure if the following will assist you or not?
The Land
Depends if you can actually build on it.
(It sounds as though by what you say it maybe poss?)
Location of site.
The actual size of the land.

To build:-
Around 4 years ago 90 - 120 Contos.A Sq Mtr.
1 Contos = 1000 Escudos.
1000 Escudos = £3.00 (approx).

Land values vary considerably across the algarve, Nr Albufeira a plot on a development with " outline building permission " of approx 800 M2 last year cost 140,000 euros.
In the CVO area a 400M2 plot costs from 100 - 150,000 0r more subject to location and views.

Bldg cost budget on at least 1000 euros M2 for a half decent job.

We have see a subtsntial increase in the value of our plot once we obtained detailed project approval.

The one thing not being made anymore is LAND.

WE expect to build , including Kitchen, tiling, bathrooms,solar panel, prep for aircon, pool etc for around this price plus a 10% contingency.
Extras will be aircon, heating, electric shutters etc.

One quote we had two years ago was almost 1200 eurosM2 and friends have recently been quoted well above this price.

There are companies advertisng for less in the ALgarve papers , but as in all things.
" What are you getting for your money ".

Plus remenber VAT increased last year and building materials such as steel have risen dramatically over the past 12 months.

BUT compared to UK costs and building methods it is still good value for money.

I HAVE NEVER SEEN ANY PLASTER BOARD in A PORTUGUEE HOUSE.

Thats correct tbbr, I just completed our 3/4 bedroom villa, 160.00 sm for 1000€ p.s.m excluding Kitchen and air con, which was another 20.000€, we went over budget by 12.000€.
