The Algarve is the region where the average bank valuation of residential properties is highest (1,500 euros per square metre). However, this figure represented a decrease of 1.7% as compared with the previous quarter, according to data from the INE, in the investigation into bank valuations of residential property – 3rd quarter 2005.

The average bank valuation nationwide, carried out as part of the provision of mortgages, was 1,232 euros per square metre in mainland Portugal. This figure corresponds to quarterly change of 0.2% and a change of 2.6% compared to the same period in 2004, according to the National Statistics Institute.

Analysing the figures by region, although the Algarve heads the list, it was in the Alentejo that the biggest quarterly increase was seen (2.8%). In terms of the annual rate of increase, this was greatest in the Central region (5.4%).

In terms of apartments, the average bank valuation of properties in mainland Portugal is 1,293 euros per square metre, down 0.7% on the previous quarter, and up 0.5% on the same quarter of the previous year.

The biggest quarterly increase occurred in the Alentejo region (3.6%) while the biggest annual increase was recorded in the Centre (3.6%). The biggest quarterly fall in the average bank valuation occurred in the Algarve: - 2.4%.
In terms of houses, the average bank valuation in mainland Portugal reached 1,136 euros per square metre, up 2% compared with the previous quarter, and 6.2% compared with the same period in the previous year. In all regions, increases were seen in both quarterly and annual rates, with the biggest quarterly and annual changes being recorded in the Central region, 3.5% and 6.4%, respectively.

I heard that older properties say built before 1990 are selling ata big discount to the market and if these are offshore owned - even if they are whitelisted, then the discount factor can be high as 40%.Can this be true? Are offshore owned properties still selling ?

The Guest is asking a question and specifically asked CAN THIS BE TRUE?
so I don't think they've been led up the garden path at all Nightrider :?
Many of us who have investigated buying property abroad often hear tall stories so that is why we ask these questions on this forum.

I believe that I did answer the GuestUK's enquiry. I.e. I and others in the Algarve are unaware of any such situation which was described.
