Capital gains on a property

Post by Lex »

Could anybody clarify whether CGT is 15% or 25% of the gain you make on selling a property for a non-resident in Portugal ?

Thanks all

I believe it to be 25% of the whole amount of the gain for a non-resident, when I last checked. If I am wrong no doubt someone will correct me.

Does anyone know if there is a sliding scale on this, depending on how long you have owned the property?

The 25% is s flat rate but there are inflation factors to apply to the original declared value to determine the capital gain made. The inflation allowance is higher the longer that you have owned the property. I can't remember the exact figures but I recall that a factor of 2 applied at 1989 when CGT was introduced, If you have owned the property since before 1989 no CGT is payable.
