Does anyone know if a bathroom counts as an 'occupied room' ?
Also our bathrooms are on internal walls, between our apt. and the one next door. Unless there's something to deal with this sort of situation (ie no external wall) it looks like we've got a big problem!

Seems to have gone very quiet on subject of licences. As I'm currently stuck in Uk and only able to check out stuff on the net, I'm just wondering if there've been any developments or news to speak of - or dare we hope it's all gone away........?

it was an interesting point made on expats portugal about the law here

everything is illegal here except what is written down you can do

whereas in uk ..you can do anything unless its against the law

so what ever you do here you will always be wrong..always fined..always threatened...so does it ever go away...no ...as soon as they want to let me say in the immortal words of arnie

As a new owner of an apartment in Albufeira I've read this thread with some alarm - I only found out about this whole tourism licence issue late in the day of my purchase - funny how my real estate agent failed to mention it when we were talking about our plans for holiday lets. Anyway - I have spent Euro900 on having a very swanky fire alarm system installed in a two bed/two bathroom/two living room/one kitchen place and had the gas board do their thing. My letting agent tells me that the property had a old Tourist Board licence about 9-10 years ago and that this can be re-activated much easier than applying for a new licence through Albufeira Camara. Has anyone heard about this route to licencing and whether it works? thanks

The inspectores are back in Carvoeiro town, 2 villa rental agents looking at heavy fines, so they were told this morning, they seem to have a list of people trading illegaly and there address's! Watch out. They also have a list of web sites. said my contact!

tourist licence

OK I am in a muddle - exactly what is the latest update on the Tourist Licence. We would like to rent ours out with a tourist licence so who do we go to get it from etc. I know its the Camara but what is the procedure, I am sure in amongst the info already here on this subject someone has already asked this ? but I am lazy so please direct me so I don't have to scroll through everything. I have lookied at Martin's link but still confused.com

It is very confusing, We have been told by one scource that if you are already on an established NON residential holiday complex then the liscences shouild already be in place as they have to conform to current planning , health and safety rules.

Private villa rental is another matter and is certainly putting us off from entering the market.
If for no other reason than the " Personal liability " aspect of renting to the general public without the right paperwork.
How would insurance companies react to claims if the correct liscences were not in place ??.
Over to the experts please.

Just heard from a friend that, having gone through all the palaver of trying their best to apply for a licence, the authorities have said they can't have one. (they're up the coast in Dunas Douradas) Apparently if your place is in any development designated for 'habitation' you can't have a licence whatever you do. Does anyone know if this is likely to apply to any of the places round here?

Might as well add my understanding to the discussion.

It would appear that if you are on a development such as Dunas Douradas, Rocha Brava etc, that are designated as touristic, you may only let through the managing agents on your development. You may not appoint another managing agent nor may you let yourself. I also understand that the authorities are looking in to the activities of owners on such developments.

If anyone else can provide any further information it would be of interest.
