OK you have got my interest.

So your now saying that Gambo's previous comments are not correct by confirming what can only be considered a very healthy return for your "investment" property in Carvoeiro.

What would be the tax implications on this in Portugal as a resident i.e. you are in Quinta Do Lago.

I dont know all taxes by heart, which ones do you exactly mean?

IMT, IMI or CGT taxes?

IMT taxes are self explanatory..

IMI is between 0.4 to 0.8 you can check those on website of financas of portugal.. that depends on the regions.

CGT (capital gain tax) are around 20% or so..

please specify your question.

My days are always bright thank you, as I generally have a sunny disposition but I can't say the same for a lot of people that come and ask me for my help. But don't worry, next time someone calls me and says they have just been screwed out of €100.000,00 can I quote you Denniscash and tell them it isn't in my power to do anything about it, as I am just an average person and they should lay down and accept it. How NEGATIVE is that??!! This little honey has actually managed to get government departments and authorities to take note and investigate various scams and transgressions.

Anyhow you had better get used to reading more of my realism, or as you prefer to call it negativity, as several publications are interested in the articles I have written and I have already started my book, which will be a streetwise guide to buying property in Portugal.

To not tell people the TRUTH and possible DANGERS would be extremely irresponsible by those of us who know about these things.

I also just don't see how this written by Gambrinus below is any different from me writing that people who don't check things out before buying property here are playing Russian Roulette.

I too am a woman and unlike you, Bruxy and I have a brain in our respective heads as well as a lot of caring for our fellow beings and our environment.

You sound to me like a person who only sees the Euro sign and will buy a book on say swimming, but because you're so busy only seeing the Euro Sign never actually learn to swim and if drowning expect the likes of us to save you and because we are caring individuals we would do so. But unfortunately, I am aware of many that would not.

With regard your childish attempt at playing at a reply to my straight forward question, I have no doubt that you are perfectly aware of what should be the answer as am I.

No I have not because I have yet to see any suggesions as to how you are going to make it happen.
Are you actively protesting against new development.
Are you formally objecting against new development
Are you involving yourself with local groups who feel as you do.

I have never heard of a local farmer, landowner, small holder etc who does not grasp the opportunity of that life changing sale.

Here is a suggestion for you,

Get together and buy land in those areas you do not want developed.

If Portugal does not have the " land grab " laws that exist in Spain then it will always be safe.

As owners with plans to invest in our future in the algarve we are not so naive as to believe in some sunny,low cost, bucolic paradise, populated by friendly locals and " nice " middle class expats who think as we do.

Simply we get more for our money, the sun shines and life is less stressfull.
Isn,t that why you moved ???

I am entering this argument..um..discussion a bit late, and I would'nt want to be thought of as 'taking sides' if there are sides.

My opinion is that those who buy property here for living in, full or part time, must surely take the investment aspect into account if only a bit. Nobody I can think of wants to buy a property, and 15 or 20 years later, sell it at a loss. I don't mean that everybody intends to ' make a killing' on their property, or make a living from it, just that most probably hope that it will be a profitable venture, as well as a good place to live. Everything in degrees, and there are obviously some who buy for the investment aspect only or largely, and there is nothing wrong with that, if they are prepared to take the risk.

As far as buying from dodgy agents, lawyers, etc. is concerned, I think that one ought to get references, talk to previous customers, ask questions, and try to assess
the reputation of the people one is dealing with, just as would be done in any strange town where one is not known, and where one knows no one.

It is in the nature of property developers to wish to develop property, and once developed, to sell it at the highest price possible, and it seems to be a normal reaction of sitting residents of an area, in Portugal, and elsewhere, to be sceptical or sometimes negative about possible effects of any new development.

We all hope, developers and residents that the authorities will give due attention to our concerns, although those specific concerns will vary according to point of view.

The buyers enter into this as well, and I have to say that I have been amazed on several occaisions by the prices they are willing to pay, and what they receive in return, but it has gone on long enough, that I must conclude that they think that they are getting value, in most cases.

What the short-term direction of expat or tourist property prices is I cannot say, but in the long run, they seem to be going up and I imagine that this will continue at a rate much in advance of inflation. It appears that the expat-tourist-foreign owner segment of the market is moving in the direction of CVO, from Amancil, and has been for a few years now, and I expect that this will add to pricing pressure for the forseeable future.

Droughts and dry periods are long standing conditions here and in the south of Spain, and while some progress has been made in water distrubution, this will most likely remain a problem for many years to come, development or not. Let us hope that all will cooperate to mitigate this as much as possible.
