VILLA PRICES

WE ARE LOOKING AT BUYING A VILLA AT COLINA AZUL, CARVOEIRO. CAN ANYONE TELL US HOW VILLA PRICES HAVE BEHAVED EACH YEAR OVER THE LAST 5 YEARS.

Big increase overall, when was the last time you looked at prices, could be in for a shock if it's over 3 years ago. Mike, Chislehurst.

I can only speak for the past 3 years. A three bed 2/3 bath, villa with pool postioned in good proximity to the town, say 220msq covered area, has risen from around Euro 220-240 in 2000 to Euro 500 -550as of now. Couple the rise with a euro appreciation from .58 to .69 or thereabouts and the result is a spanking good profit!! Can this rate of increase be sustained? Of course not. With the recent tax changes there is good reason for a small reverse over the coming months. It very much depends on your longer outlook as to whether or not you take the plunge and buy now. There is still a lot of building activity in the area, which of course affects prices in general and there is also peoples attitude towards the UK market, ie has that topped out and is it wise to trade up or is it better to spread the risk by buying abroad??
