I would not part with one sue to anyone now, that I did not first check out and then check out again.
No there is no guarantee with a Ltd Co or an AMI number or a man wearing a white coat in a hospital. But surely, common sense prevails meaning that if something does go wrong, at least with an individual or company that is registered, it will be covered as I stated above by regulators and therefore, some form of action and hopefully, redress.
We were standing in our bank in Portimao about 6 months ago waiting to be served and a man starting to talk to us "do you live out here" he said we smiled and said "yes do you" the reply "sort of, I come and go you know how it is" (frankly we didn't). "Do you own your own property he said" "why do you ask" we said. "Well I have got some beautfiul properties on my books" we smiled and said "ah you´re an Estate Agent" "not bloody likely" was the reply "can I help you" the man behind the desk said. On leaving the bank and the man who had spoken to us we went and had a coffee and ice cream by the harbour, the same man came up to us and said "hello" and sat down "can I buy you two a coffee". To cut a long story short he had a portfolio as long as your arm. Several properties he showed us we knew being advertised in the Algarve Property Magazine. One of the Publishers I personally know and that he and his fellow workers work extremely hard to produce their Magazine and Estate Agents PAY to advertised these properties in such Media.
The man gave us his card, which displayed a double barrelled name, an address in England, tel,fax,email and mobile. Give you 3 guesses, only the Mobile Works and you are told "sorry recently changed offices, new cards being printed".
Note: Ltd Companies, have to by law in the UK have Registered Offices
and the first set of accounts have to be filed 10 months after the first year. I.e. Corporation Tax Due is collected by the Tax Office nearest to the Registered office, more often than not the Registered Office is changed prior to the filing of a Tax Return. The local Tax Office is notified by Companies House when a new company is formed and the registered office given, is in their area etc.
As for Guest's comment that he doesn't mind someone earning a buck, nor do I, as long as it is legal and therefore not stealing from the rest of us that worked hard and fairly.
Come on Guest put your money were your mouth is and share with the rest of us your Lawyer and Agent who you say that you had good service from and better still join the forum.

Well obviously some people are reading the forums to its topic.. Bman i appreciate your support, i also think that the values of the carvoeiro area will go up in prices. especially next to the new resort.. they are even fixing the roads around the resort.. isnt that good? at least all drivers should be happy to drive on them as they are the only ones fixed roads in this areabman wrote:actualy I like the way tbbr,denniscash and gambrinus think I hope that most of the comments come from you guys

denniscash to answer your question,all I know about hat resort is that it is going to have 100 apartments/townhouses,and a hotel de charm that will have its owen praza with a little coffie shop, newspaper stand, health spa, ect.ect.ect. this resort sounds like it will be a little self contained village.also there are only 2 & 3 bedroom units being built at about 120sqm. per apartment for about 330,000 sounds o.k. but when you look at other resorts that have been built by the same co. and take in to considaration that the finished product is anything simular to any of there other projects well then 330,000 is cheap and well worth the investment. On the note of investment are you an invester yourself denniscash

I don't know about advertising, nightrider - it's not like there are a batch of contact numbers and a "buy online now" link.
I just think that it is time to caution the readers about this term "investment" that keeps popping up. Real estate investment ist risky buisness, especially considering that some of the real estate prices in practice at present can only be described as a soap bubble filled with dreams. When that bubble bursts the prices will have to level out. The market is being inundated and the prices continue to rise - this won't end well.
If you are wondering what to do with your hard-earned cash I have two pieces of advice:
Real estate investement is risky buisness, only invest money you can afford to have frozen for a longer period of time. You don't want to be needing that money when the market is down.
Do not invest in real estate with hope of getting a return on investment through rentals. That notion is utopic and will only lead to dissapointment and money troubles. Most of the rental objects will rent enough to break even and have some money left - that money is best put away for the times whe the object will need investments to keep its value up.

Bman, the prices sound ok.. but do you think they will appreciate in the next 5 years? what if someone buys an appartment. will there be any condominium costs? I might look into buying something there, as its new development and the prices are low yet. Right? What about any other developments in that area? The new development that i think might be interesesting is the one from Oceanico, which will be finished in couple of years anyways.. but the prices are quite expensive there..starting at 420,000 euros for 2 bedroom..and its in Silves...i mean from investment point of view, they are allready asking too much...they cant go up to 550,000 euros.. who is going to buy those at the price like that? anyways, i will just look around more and if anyone has couple of suggestions..comment back..maybe its worth investing money in Portuguese Art?

I keep humming to myself "Money makes the World Go Around" i.e. the frightening rate that we are all using up the resources of this World "Paper Money" will be worthless and besides there will not be any trees to make it in the first place etc etc etc
I wont start again on the ever serious Water situation here in the Algarve and surrounds today. I'll leave that for another rainy day. (If Only)

because I like to look up details, facts and figs. befor perchasing anything, now I look at this forum so that I can have an idea and feel for the aria as it will be my first vencher in the western algarve. I will value any posative coments coming from you, but please dont tell me that Im advertising instead of passing on info.

Try not to be so negative about things happening around you.. Its good to hear peoples opinions, but come-on we are discussing a topic here honey....
Also as far as i know what is concerning water, "nightrider" there will be established soon on the Algarve a system that will convert salt water to a usefull water.. just like in the Madeira Island.. so i wouldnt worry about that..
And regarding investments.
The top 3 investments of the world are-Wine, Art and Real Estate..and Portugal has definately another 10 years as investment oportunity. especially on resorts or new developments.
