Problem is the Sisa......or whatever its called nowdays.....by the time you have sold it and the buyer pays 5 to 8% Sisa.....and legal costs...etc etc.the real cost is much higher....so for speculation and resale you will have to be a fair bit lower ( Capital Gains ??)....BUT for somebody that wishes to buy to keep...sounds good......

Btw - its called the IMT, but yes your right, unfortunately that is out of my power. I can only do so much to facilitate the sale. Capital gains? I'm not gaining a whole lot, trust me. The potential buyer is practicially getting it at pre-contruction price - which was 6 months ago.

What is worse is that I know this property, and every other one in the development will increase to another 15% min, but like everything else, it's always matter of time really.

Good or bad timing, investment or personal holiday home, there are plenty of good deals out there, and this is one of them!
