Regretfully - we are just the bystanders - somebody in that industry has to take the initiative to break ranks and pioneer a route forward - otherwise they will continue to self-destruct at the hands of the Internet and others (Sunman's model).

A way will be found to introduce a willing buyer to an equally willing seller - who has access to a competent coordinator of all the processes required to cost effectively complete a property transaction - at a sensible cost - without all the bs and drama. It's easy really.

I suspect the Body family will get involved - Any Body could do it, Some Body should do it, but in the end No Body will do it.

I want to know the location so I can look on Googlemap and see if it’s close enough to the shops for me not to use a car. Agents/sellers need to realise that this is really difficult to do when you’re over there as most visitors don’t have the easy internet access they’re used to at home.

I want pictures, internal and external, that are a decent size and quality. Lets face it, a 2cm x 2cm low res image isn’t going to persuade me to look favourably at your property, especially as so many Algarve properties are so similar – white!

I want to be able to sort the listings into some sort of order so that I’m not having to scroll through a huge jumbled up list.

The technology is out there. The agents need to help the buyers by embracing it and sellers need to insist that they do.

Googlemap now available which gives an indication of each property's location as well as an option to search in a particular area (although I can't get the search by map to work!)

Things are changing, the registration and regulation of agents is tightening, you will see some closures as some decide they either do not want to take necesssary exams or pay for the costs of a Estate agents lisence.

I would also caution those thinking of buying or selling to avoid any company that does not have a lisence or is more interested in getting the seller to PAY to be listed or appear on a web site etc.
We recently had a call from a company who has large adds in the expat press asking us to list our property with them ( we have no intention of selling ).
That company pays its telesales persons so much per listing ??

The vast majority of agents do not charge the seller anything until the sale is agreed.
