Private Rentals RB

Does anyone know exactly what the situation is regarding the renting of property? We own one villa on Rocha Brava and let it to friends and family to offset costs. Can this be illegal and can the management prevent us from doing it?

Isn’t this what the majority of us do? Why on earth should it be anything other than “legal”? Perhaps I don’t understand the issue!

My parents have a quarter share at Rocha Brava and received the letter recently from Rocha Brava saying that private rentals were illegal. I think they are pissed off that so many people have cottoned on to the fact that they get ripped off by Rocha Brava taking their 40% commission on rentals and get more if they do it themselves. I don't see how they can say it is illegal, but if in doubt tell anyone who rents it that they are "friends" and leave it at that!!!!

re previous posts about it being `illegal`to let independently of RB, the actual info came from Rocha Brava Owners Committee and not from RB themselves

Surely this only applies to lettings through other agencies operating in Portugal. Presumably R Brava can't stop owners letting the property privately to friends and family. I have done it in the past. No doubt all will be explained following the AGM.

My wife and I have stayed at RB for the past 4 years in Feb/Mar for periods ranging from 1 to 6 weeks. I love the place. It's perfect for me. However, my wife has lost interest now and I wonder if we will ever be back. Why?

1. We seem unable to rent a specific place from the office at RB. We always end up with their choice of unit. All have pros and cons but we want a quiet, sunny in the afternoon place, preferably, with at least a peek at the sea. We are batting about 50% on this which is not good enough.

2. The place is getting a little "tired". I am fairly happy with the overall quality of our apartments except that often we have found the furniture quite uncomfortable. This year at the first place we found wicker furniture with no cushions. Hard as a rock! Plus the cement bench with about a 1/2 in. cushion well compressed. The second place looked 100 times better but we soon discovered that the cushions were totally inadequate. We had to double them up to get more or less comfortable. On furniture I would say we have been batting maybe 25% in four years. Most bathrooms on the other hand have been good.

3. Television - an evening pastime for us as we don't really like to go out at night at our age. There has been very little English language TV available other than news and sports. Rating: maybe 40%.

4. Incidents. This year the bedroom roof leaked and we had quite an ant infestation in our second apartment. While this item doesn't rate low over four years, it was quite offputting this year.

Of course, we can upgrade to a villa or something next year but we wonder whether it will really be worth it. There seem to be a few villas over near the sales office that might appeal but what are our chances of getting one of those? We wouldn't know until we arrive. Also, we can try renting direct from owners. We might try that.

Just my comments for RB owners and managers to consider. You have the most beautiful location in the Algarve for this sort of thing. We have looked
and are certain of this but we left this year with an accumulation of negative feelings which is most unfortunate. Maybe there are changes that can be made for folks like us.

Which is precicely why we prefer to rent to friends, family and recommendations. We kinow then that our villa will be looked after and that the money we spend upgrading to make the villa comfortable is well spent. I think you'll find that villas belonging to owners who rent directly are generally much more like 'home'.

Hello Showwwy
I am about to purchase a 1/4 share at Atlantic Point in Rocha Brava
This is a 3 bed linked villa with sea views and the last development on RB
It is in a fabulous position. I am buying this from a friend of mine who has had it from new. He has 2 x 1/4 shares in this property. Any body interested in the other share?
