New Development in the Middle of CC
I have heard rumours of a new "Spa & Hotel" complex to be built in the Matao Serao area south of the CC tennis club. This area is currently a series of 3 vacant agricultural lots bordering the sea on one side, Finisterra to the east, and a number of CC properties to the NE, NW, and Val da Lapa on the west. I have heard that the main entrance to the spa will be through Finisterra, and the development will consist of 23 apartments, with permission to build up to three floors in height. Can anyone confirm this Rumour? Thanks.
I have also heard this but that they are just in the talks stage at the moment. The word is that because they want to build a hotel there the new owners have "encouraged" villa inspections in the local area to ensure they are all up to scratch. I know that Barth and Alexio were visited and although everything was more or less ok they are being pushed to improve the standards of the villas now to a point where its no longer cost effective to manage and rent them out.
It seems that the powers that be have decided that CVO is to become hotel land and the villas are on the way out. So beware if you own and rent yr villa and make sure you are with a good management agency that can sort out problems for you.

We had heard that it was bit more advanced than talks. We are aware that this piece of land will be developed at some point and our concern at the moment is the type of development. Many of our neighbors are also concerned about the development and would like to know more about what is being proposed. A small high quality hotel and spa would probably be welcome. However, a three story aparthotel and spa is not ok, especially given that the neighborhood is essentially limited to two floors. In my opinion, a spa hotel that is worried about being surrounded by rental villas is probably a low end development. A true five star boutique hotel would be able to distinguish itself fairly easily from the competition. Aparthotels are now allowed to sell the apartments to individual investors, so it could also morph into a time share arrangement. All thoughts appreciated.
