The topic is under review at the moment - as you can imagine, not the easiest subject to deal with down here.

House sales rarely go smoothly, that is a fact.
Good reccomendations are hard to come by and such information can be valuable to anybody looking to purchase a property.

The problem is, that if everybody jumps on that topic and spits fire and poison at the one estate agent they had a bad experience with, all we are going to end up with is a useless onslaught of biased opinions.

Come on people, lets be sensible about this.

Post who you WOULD recomend, who you had a good experience with, who helped you find your dream house - leave out the rubbish ones (ie. if you had a really rotten experience, leave it off the public forum) and we wont have to worry about liability and law suits.

Thanks Gambrinus.

I do understand that people could get themselves and the webmaster in legal trouble by naming names etc.

I suppose it is sometimes a fine line between what people know to be true and what can be put in print on a public forum.

I have only dealt with one Estate agent in Cvo and would not use them again, So cannot really comment on the good ones........if there are any :lol:

We deal with estate agents on a regular basis and I would have to say, they have all had their bad moments, sometimes things just don't go the way they are planned.

There are so many factors to take into consideration and the estate agent is always the ham in the sandwich between buyer and seller.
A seller may be giving them a hard time because he wants to cut corners or he changes the price at the last minute. A buyer may be causing them headache because they want force an earlier purchase date - the list of potencial problems is endless.

What I can say with confidence is, that companies like Algarvida, Remax and Carleton Properties always do their very best to sort out the problems as quick as possible, trying to find a balance between the needs of the buyer and the seller.

It would not surprise me, if there is somebody out there who would disagree strongly with me on this comment, but I assure you that the number of sales we accompany over the course of a year give us a more objective view of these companies' performances.

We uses Algarve team properties for our first purchase and it could not have gone any smoother.
We did not get a bad feeling with any others we have had contact with just a lack of punctuality and unwillingness to fit in with out timescales.

It has been mentioned more than once and by more than one person that it is all too easy to focus on the negative and to brand all estate agents, lawyers, builders etc with the same reputation.

We bought our house from Remax in Carvoeiro. They were extremely helpful and the whole process was done quickly and smoothly. We dealt with Gaby and Reiner there who we still stop and have a chat with when we see them.

What I don't like is the estate agents who can't be bothered to help when you walk in, or treat you as though you couldn't possibly afford to buy one of their far superior properties, without knowing 1 single thing about you! And the ones who have websites but don't bother to reply to web enquiries!

What an interesting thread this is as no one appears able to provide any answers. When I bought my property I was told quite categorically that I should have a Portuguese Will by a number of sources. Relying on your UK Will is not sufficient. Problem is I cannot remember exactly the reason but it may have been somethng to do with the equivalent of what we have in the UK, 'intestacy'.

Tom - I am no expert but I am led to believe that in Portugal your estate cannot automatically go to your wife - some needs to go to your children etc so your options are not as straigtforward as a British will and you should therefore have a Portuguese one as well.

However, if your property is held 'offshore' then the Portuguese rules do not apply since it is the company, not the property, that will change hands and therfore your UK will is sufficient.

It was pointed out that most of us here are happy amateurs in these things - therefore do not take any of our advice as gospel, but hopefully it will give you points to raise when you do seek professional advice.

Every action has a reaction! What some people see as negative others see as warning signs to the truth behind the positive hype!

I mentioned an Estate Agent in Cvo and would not use them again, not because they could not solve problems that are some times unavoidable nor was it because they did not turn up on time for an appointment!

I would not use them again because they tried to con me and the vendor (their client) and all this was done with the help of a lawyer the Agents recommended!

From past experience

Never use a Lawyer that your Estate Agent recommends.

Always check that your Lawyer is not in partnership with the vendors Lawyer (for obvious reasons)

Never avoid paying the correct tax on your property by paying a ridiculous amount for fixtures, fittings and furniture etc and less for the actual property.

Always make sure that the Estate agents name is on the final deeds you sign for your property.

choosing a suggestive "guest" username can also get the post deleted.

the username was a clear reference to a local estate agent.

This is s serious subject and we (mods) are not prepared to see this platform be degraded to a graffitti wall for people with a bee under their bonnet.

I think that the less than enthusiatic reaction some estate agents give to " walk ins " is the belief that some have that it has now become part of the " holiday " experience to shop for property.
As most are paid on commission time spent where there is little evidence of a potential sale can be money lost.
As first timers we too met with this reaction from more than one agent and it eventually cost them money as we went with the one who kept calling us back and kept sending us info. ( and who worked on saturdays ).

As for internet enquiries the same applies.
