Rental Cost Comparisons.
With this years economic unceratinty I was wondering exactly how much is being paid for apartments and villas.
Who has discounted more the owner or the tour company ?
We have a holiday apartment ( not in CVO ) and have found that August is a good any past years but bookings are down ( not by much ) for June & July.
We are sure that we could have booked afew weeks more were we to discount heavily but with our costs fixed and in euros it was not worth it.
Without going into detail how have other owners found the season,
Those who contract to tour companies or villa agencies have you had to accept less ?

Best year in last 5 for us. No discounting by us or the agent - in fact we nudged rates a little higher!

It is obviously a very patchy market, numbers are down by as much as 30%.
My posting was influenced by a few recent enquiries where potential guests are trying to name their own price and when we follow them up have managed to find someone to take their booking.
Travel agents windows are full of deals " under £200 week incl flights/transfers "
Some rental agencies or developments that guarentee rentals have reduced the number of properties on their books and the number of weeks they will take on.
Lets hope that it stays cold and wet in the UK and that we will see tourists returning to the Algarve.
The £ is now only 13% lower than last summer compared with 25% of a few months ago.

Overall this year is slightly up on the last 2.......alot of clients are trying for discounts and trying to play some owners off against each other.
Some owners have given frankly silly discounts some in panic....let them........According to my agent these people are ending up with villas and apartments that dont let well anyway, and will realise that you get what you pay for when they get to their bargain holiday villas.
We discounted a little in April and May, just a couple of weeks, but fully booked June/July/August into mid September at full price.
One client wanted us to defer the deposit, and let him pay the whole lot at -8 weeks. We refused.
Another, paid the deposit for July, but at settlement tried to demand a 30% reduction on payment. We refused, telling him he could lose his deposit if he wished and book something cheaper elsewhere. He paid up, and we will be keeping a close eye on them when they come out.
We are lucky in having a few really lovely regulars.
We dont rent via tour operators as their terms are way too low, and the wear and tear too high.
