Mine is unbelievably central,2 bedroomed,balcony overlooking square and costing 25Euro a night.

Pato, It's no wonder Carvoeiro is dying this year if owners expect visitors to pay inflated prices for accommodation.
We have heard from numerous owners complaining that their rentals have been the worst they have experienced, yet they won't reduce their rates, why. Funnily enough, the same owners expect their property management companies to reduce their prices.
Sooner or later the penny or centimo will drop, and prices for rentals will reflect market conditions and CVO will again be booming for all those who invested here looking to make money from their investment.

As someone who rents out an apartment occasionally, the winter is a time when I never want people to come. They expect it very cheap as it is "out of season". However, the costs for me are far higher than for the summer - just heating the place more than doubles the electrcity bill, the cleaner charges the same, the rates etc are the same - so why should it be cheaper?

50 euros doesn't seem that bad for 2 people B&B over christmas.

When I said that we had been offered 50 euros a night inc breakfast, I wasn't expecting give away prices but possible alternatives.
fmm. If you don't want to rent in the winter because as you claim it costs more than it's worth then fine, but Carvoeiro without a winter trade will have repercussions for all.
Like me, many of our friends who live and own businesses here are seriously worried about the future, and if Carvoeiro continues to decline, then every owner, whether they live here or not will see their property values plummet, and those who rent will see rental income following suit.
Having said that, I forgot that Carvoeiro is the Monaco of the Algarve, and all the people that have second 'residences' here are financially immune from the global crisis - or so it seems when I read some of the comments on here.

I lived in Carvoeiro for 5 years, and got fed up with the part time locals who loved to talk about their fantastic summer rental bookings, and how well they were doing and how much they had made on their investment. I now return several times a year and see many of the same people, but now all they do is complain about how quiet it has been and how expensive everything is here.
Swings and roudabouts springs to mind.

My comments were not addressed to the OP but more in response to subsequent posts.

I don't complain it is expensive. In fact, I moan about those people who want everything for nothing.
I don't boast about my returns. The rentals I do are mainly friends, and cover costs (some of the time) - not to make a profit. I prefer the apartment to have someone in it.

THe point I was making was that people (NOT the OP) expect to have things cheaper out of season. From MY experience, it just costs too much to have people in there over the winter months.

Hope that clears up that little flurry of activity from RW and explains why some people don't want to rent in the winter.

What some prospective renters forget that that in summer you do not need heating ( additional cost ), you do not need bathroom towel heaters ( additional cost ), you do not need to put the lights on around 6,pm ( additional costs ), Guests tend to spend more time self catering ( cooking ) additional costs.

Anyone looking for winter rentals should be wary of ending up in an cold, damp room or apartment with out any additional heating, English TV channels ( if that is one of your requirements ) Etc.

Not all owners are greedy . making a " profit " in the winter would be nice but a loss would be stupid.

Not a dig at you fmm, but at many on here who think that Carvoeiro warrants inflated prices, and are the same people who are the first to complain when local businesses won't reduce theirs.

actually, I do have a moan about the electricity prices - I think they are REALLY high!!! But I always support the local supermarkets - i don't mind paying a slight premium for the convenience.
