We are seriously considering buying a T2 on this resort however we are struggling to get a definitive answer on the issue of private rentals. Are there any owners on this forum that can help or anyone else that can shed any light? We absolutely would not buy if we Had to do rentals via the resort management company or if they would look to take a percentage of the income.
All help much appreciated.

There is some information on this forum about this topic, try entering Monte Santo in "search".
I expect most of it is out of date and might be based on heresay rather than fact. If you are considering buying I suggest you get the facts in writing.

I would be very surprised if you could do private rentals legally on Monte Santo, usually there is a clause in the condominium rules that will cover such things ask for a copy it should answer all of your questions about the site and what owners are obligated to do.

I think Jaylay is probably right.
It's certainly true at Rocha Brava.
However, don't be put off by the fact that the management company will take a percentage. Providing it's not excessive, you should balance this against all the extra hassle which you would have if you rented out privately, such as arranging for cleaning, day-to-day maintenance, advertising, handling bookings and deposits etc.

Mike, there is a big difference between the management company taking a percentage when owners choose to do their own rentals (wth all the hassles you mention) and when the management company earn the percentage by taking on all the burden of rentals as is the case in RB.Mike Banks wrote:...don't be put off by the fact that the management company will take a percentage. .
Then, of course, coming back to the original question. Do owners even get a choice ?
All this seems to vary from complex to complex.

I'm surprised that it varies from complex to complex, there are 2 licences given to a development, habitation or touristic; habitation means you own the land, buildings etc and thus you can rent it out yourself,
the easy way to think of touristic is that it applies to hotels, & the hotel rents their rooms out;
& it used to be, so might well still be the case that if you own on a turistic development you HAVE to rent your room out some of the time, you're not allowed to reside there.

That is certainly not true of Rocha Brava. I am an owner at Monte Santo and to the bets of my knowledge, it is as Mike Banks described. I am not in the rental programme, however. The resort does hold a tourist licence but as has been said, there is no obligation to rent out. That being said, I have a feeling that if you do enter the rental programme and then rent out privately without the managements involvement, you are breaking the law. Please feel free to correct me if I'm wrong.
