Rebuilding costs

Does anyone have any idea of the cost per square metre for a complete rebuild. That's everything bar the outside walls.
We've just had what appears to be a completely loony quote from a builder. I've not got the details yet, he just said it included 'everything'. Like a gold floor presumably.
The disappointing thing is he is the 4th bloke we've asked, the first three didn't even get that far.

the quotes will vary dependent ont he qualiity of materials used.

last time i asked it was about 700 euros a square metre

That's about what we were expecting. This guy is asking 1300 euros.

well that is quite high...either he must be buillding in quinta da largo (also known as quinta da la la) where very rich people build with no ref to money.or he using very expensive materials...what are your specifiications..this is why you employ an architect to examine that prices and quality of a builders work

best to get other quotes....

It's very hard to get a 'Per Sq metre'....price...it can be anything from 400 / Sq metre to 1500 per sq metre (And More).....I have spent a lot of time getting quotes (3.5 years...the time it took for the Camara to approve my project...!!!)....and for the SAME standard of good workmanship and materials..the quotes have varied between 700 and 1300...FOR THE SAME thing.........You should 'Spec' everything and get a quote with a breakdown....ie Underfloor heating / windows etc and then get direct quotes from suppliers and compare......I am now building a TOP spec house with a builder that usually builds in the Quinta's....and with just everything with a very high spec....including large pool / underfloor heating / underfloor vacume etc etc....solar heating....just everything it works out at about 900 euro per sq. metre.....
If you need more info let mer know...and can you give me a clue who is quoting 1300........is he in the middle of Carvoeiro High street >> up the hill ????//..........

Sorry not to get back to you. The house and builder aren't on the Algarve at all but over the other side of Monchique. There aren't a lot of builders around, we really need one with decent communications abilities, one builder didn't own a phone even!

We shall see next week when we go out for a bit of sunshine.

I am building north of Penina 7km....My builder builds in Monchique and is very good and very fair...(Well so far so good)....They call me almost daily to speak better English than me...Anyway if you want to meet on site Im there most days to walk the dog..and I can fill you in...
