paid my first instalment of tax by MB in April. Was out in August and remembered that I didn't receive my second notice yet (due in Sept). Visited Financas in Lagoa and they informed me that my final payment wasn't due until November this year. Don't recall reading this information anywhere (algarve resident etc). Anyway as I won't be out again in November I just paid it at the office. The offical printed off the form, and put the little paid sticker on it.

Anyone know if there are any movement on direct debits yet? Must be the simplest way to collect the tax. Probably others in this forum who were normally due to pay in Sept now put back to November as well. I should have asked if it was a permanent move or just for this year.

b) yes

problem was I didn't have the 2nd instalment number to key in, hence my visit to Financas in Lagoa.

This year the number of IMI instalment payments increased from 2 to 3. Previously the payments were due in April and September. Now they are due in April, July and November. It seems odd because it delays the receipt of money to the Finanças but it is probably a gesture in the face of the increased IMI payable following revaluation of older properties.

Nor us, paid a third of the total in April, went to finances and asked where July bill was, told we would get balance in November, just waiting to see if that is 2/3rds of total due.( Ment to be 3 payments if total over a certain amount think it is if over 500€ per person).

Sounds as thought they have B...s it up. We will await to see if November bill says 3rd instalment or second.

Did anyone got a bill in July?.

My wife received her demand for the second instalment of IMI payable in July by post in the usual way. I did not receive anything by post but I picked up a copy of my demand from the Finanças web site after receiving an email notification via CTT. Since signing up for this service I have received nothing by post from the Finanças although the clerk at Lagoa said that I should have received a copy of the request to produce evidence of medical expenses which I picked up online. This never came and the final tax statement was similarly not received by post.

The IMI demand is clearly marked "2a . PRESTAÇAO" with July being shown as the month for payment. The amount payable is one third of the total due for the year. In previous years the demand has been for 2 payments in April and September.

If you have received a demand for one half of the annual total payable in September you are still on the old system based presumably on some sort of de mimimus level for qualification for 3 instalments. If you paid one third in April and have not received a demand for July it has either bypassed you or there has been a cock up and the amount is to be collected with the final instalment due in November.

That's what I thought, but the offical in Lagoa stated that it was November this year. Said I could wait for the bill to be issued and pay it then. I have no plans to be out in November so I offered to pay it there and then and he said that was ok. When I look at the receipt I can see that I could have just taken the printout and paid it at a MB before I left in September.

The site is at www.portaldasfinanças.pt. You have to register to get a password to use with your fiscal number for login purposes. I use the site to input my annual tax return and check on its progress through the system. I also get the documents for payment of my IUC through the site and then pay by internet banking to save visits to the Finanças office. I use it in Portuguese and at times it can take a while to get where you want to be if you use it only infrequently.

Got the 1st IMI tax bill this morning. the rate has remained at .37% but the value of the property is up by 5.25%, I knew they were going to review older properties but didn't know they were also going to include (relatively) new properties. Mine would have been first registered in 2010, so they are probably reviewing all properties this year. I know Financas/Camera have a method of their own for valuations, but didn't think there was any property value increase since 2010.

All properties on the 'new' (post-2004) IMI system undergo an automatic revaluation every three years - a form of index-linking. It's supposed to help to keep older and newer property valuations approximately consistent. It's the capital value (Valor Patrimonial) that changes rather than the rate (Taxa).
