Who owns this plot ?

Post by widge »

I have been trying, without success, to find the name of the person who owns the plot next to my house. My lawyer has given up on the trail when she drew a blank at the CAMRA office. Can anybody advise if there is such a system as land registry and if the owner can be traced? I hasten to add that I would like to offer to buy the land and there is no dispute or disagreement.

Land ownership

Post by mon »

Have you tried approaching the "financas". Sometimes they are able to tell you who ahs registered the property? I know that when I purchased my apartment that I had to register the property with them.....

Sometimes these things are very complicated in Portugal when it comes to land ownership, as owners might be deceased or have gone backrupt and there is no way of acquiring the land once this has happened.... but it is worth a try!

Good luck and let us know how you get on...

Hi Widge,
1)Every area has a Land Registry and providing the land has been registered(there are still plots that are not), you should be able to easily obtain the owner(s) name. Although, it may not be the present owner.
2)Which Camara?
3)Are you Urban, Rustic or a Mixture of both?
4)Do you know your Plot Number, if so the owners of your neighbouring Plots should be traceable. I am assuming that you have your Caderneta(s). In that your Caderneta (your rates document) should list all your surrounding neighbours i.e. in the North Mr Smith. In the South Mr Jones and so on for West & East of your plot.If you do not have this document, as the owner they can be easily obtained from the Finances Dept.
5)Each Camara has it's own mapping section and all the Plot Numbers are displayed.
6)Finances will not disclose such details to anyone other than the owner.
7)The Camara has a record of all owners and I am surprised that you have been advised otherwise.
8)For the Algarve you also have the Gov Dept in Faro, of all Land and present owners and I can give you further details on this department, if you wish.
9)If you can pm me with as much details as you have I can try and cross reference for you and tog with Bruxy we can advise you on how to go about obtaining this information. Although I believe Bruxy has a fact sheet on the questions you are asking, I will also go and check with her in a moment. Life is really at times made very easy for us in the Algarve is'nt just.
Regards
N.R.
