Property for sale?

Post by Jen&Jeff »

Dear All,
We are newbies to this forum, so first of all, "Hello Everyone!"

We are very soon to retire and are coming over to Carvoiero on 19-20th April to view some properties, with a view to buy. In the first instance, the plan is to stay the winter and then go back to blighty for the summer and rent it out.

We understand not every property is on the market, and wondered if anyone is thinking about selling their house? We are looking for 3/4 beds, smallish pool and garden/outside area, ideally with a garage or secure outbuilding with no renovation required. We are cash buyers and can complete quickly if required, and would be looking at properties priced according to the current market conditions.

Might even get to meet some of you in the future :-D
Many thanks in advance

Hi Jen and Jeff,
Welcome to the forum.
It might be worth having a look at the real estate section. You can find a link at the top of the carvoeiro.com homepage.

Hi Jen and Jeff

You will be in a very strong position as cash buyers so take your time. There are loads of properties but very few buyers especially cash ones. Don't get sucked in by one agent but look around a lot
If you intend to rent out in the summer then have a good read of other topics on the forum about the requirements and tax implications.
This forum has covered most subjects so a good read through of the serious ones would be very beneficial but watch out for the crazy stuff on chit chat
There are pitfalls to watch out for so get a good recommended lawyer but living the dream in CVO will be delightful and I wish you all the best in your search.

What is your budget as similar properties have huge price variations depending on age, condition, location, facilities etc.

Dear Alf,
thanks for the info, we have now contacted several estate agents and have some properties to view when we come out.
Thanks to everyone for their suggestions and help, still particularly interested in any private sales.

Hi Jen & Jeff.
We bought our property here 10 years ago (only as a holiday home though) and found that our estate agent was far more helpful than any we had ever dealt with in the UK. He organised builders quotes, and helped sort out a lot of the bureaucracy we encountered. I think we would have struggled on our own. We were on such good terms with him that we popped in to say hello on most visits here. Sadly he died last year so we cannot pass on a recommendation. The reason I mention this is because you say you would like to buy privately - and I just wanted to show that using an estate agent here may be more worthwhile than you realise.
Good luck in hour house hunting!

Hi Jen & Jeff

A good tip is to sit down beforehand and prepare a list of 'must haves' & 'nice to haves' as it will make it a lot easier in targetting the type and location of the properties that would interest you. Number of bedrooms, pool, minimum land area, walking distance to town, nearest shops/supermarkets would all be considerations. If you are retiring here you may want to consider a single story house and possibly avoiding hillside properties with lots of stairs. Fill your 'must have' list and don't compromise - sooner or later you will find a place that ticks all the boxes. Good luck!

Hi Jen & Jeff,

There is a group on facebook where people can advertise their own apartments/villas for sale or to rent within the Algarve. I have pasted the link below, hope it works for you.
