Hi Mardi,
There is a similiar 1 4 sale on the Gramacho golf course. Ground floor with everything & it overlooks the communal heated swimming pool. €299.000 but open 2 offers.Annual costs 2 date per annum which includes all taxes, insurances, condo charges, electric, gas, phone , everything in effect comes to around €6000.000. The company & the residents etc get 2gether annually & thrash out all the charges etc. We were seriously looking at it & must say it was the perfect answer 2 all our thoughts. The rental is approx 26 weeks per annum netting u between €46-€100 per nite after deductions.
We have all the gen on the apt if u require more info. We talked 2 the manager, sales reps, owners, residents etc last week 2 get a good picture.
We only stopped ourselves cos with talking 2 others who have visited the Algarve over the last 20 yrs or who are residents etc we came 2 the conclusion 4 us anyway we will continue 2 rent an apt or like on each of our twice yearly visits until we are ready 2 move out on a more permanent basis. Then we will do a long term rent & decide on an area 2 purchase. We have been as far as Tavira, Aljezur, Monchique, Silves,inland & coastal. We like Ferragoda, Silves, surrounding areas & CVO including the golf courses. So 4 us it makes sense 2 suck it see.

That's one way of looking at it Bags.........
Another would be to say that if you can afford to buy, you need to get into the market. The Algarve is considered one of the best investments in Europe.
We bought 3 years ago, and have no reason to regret it. We would probably have to pay nearly 20% more if we had delayed and bought now.
We did what Baggy did...went from one end to the other, decided on Carveiro, and went for it...striking whilst the iron was hot.
A personal view....if you put it off, and put it off....it's probably not the right decision for you. In that case just renting a place for a couple of weeks a year, is the sensible thing to do.

We dont regret our decision for a moment. When we come back, we really do feel as if we are coming home, and really look forward to the time I can afford to retire, and wake up to that view every day. Not just 4 or 5 weeks.

Well that answer has put the cat amongst the pidgeons.
2 buy or not 2 buy that is the question, whether it is blah blah blah, on the wrong thought again, must be a blonde moment.
Anyway what do I do now!!!!!!!!
Do I sell Lyme Regis house & go 4 it, or sit on Lyme House cos the prices are going up cos of the Olympics in the area & keep renting it out on a long term guaranteed rent OR do I go 4 the bull by the horns & buy the apt in Gramacho. God, descisions, descisions!!
I can see me doing it with heads & tails b4 long. :wink:

Have to agree with Bruce, Sally
We bought our apartment three years ago and have never regretted it.
We plan eventually to move to Portugal.
We still live in the UK and will continue to do so until the children are a bit older, but you can't beat the feeling of knowing that whenever you get a spare couple of days (and a few bob) that you can jet of to your home in the Algarve. It also works well when you are low or have had an argument! :lol:
'Right that's it!', I'm off to the airport, you lot can fend for yourselves!!!
(never done it yet but its nice to know I can)

299k for a 2bd 2 bth even on Gramacho is expensive, 6000pa charges is very ,very , very high.
We pay around 1300pa on a comples with 3 pools ( soon to be 4 ). restaurant ( soon to be 2 ) two snack bars in season, use of tennis courts, crazy golf, gardens, security etc
walking distance to good size alisuper , shops , beaches, nightlife etc

How much golf would you play to offset these costs.

Also when renting always reat with a pinch of salt anything the sales tell you ( budget on a third less ).
Then what do they charge you for cleaning etc. plus tax 25%.

We don,t do badly with rentals , probably make a small profit overall.
But we do have the advantage of our own aprtment to visit as and when we chose.
Plus we have made a good capital gain.

Take you time and have a good look around, as ever with property let your head rule not your emotions.

I also have a two bedroomed apt in the centre of Carvoeiro for sale...just been refurbished with A/C through out and a new top of the range kitchen etc...
It is on the 3rd floor (top floor), south facing terrace, comunal pool, lift etc. It isn't on a complex so charges are low at about 480.00 euros a year. It is has restaurants, shops and supermarket, just paces away from the entrance of the building.
It is where we live so has never been let, but I know of apartments in building being let for 400-800 euros a week April-October so I guess potential earnings of around 10,000.00 euros before expenses??
We are asking just under 195k....it is also advertised in the real estate section on this site as well....
