Shanagarry You have obviously done your homework on this so what is the tax position? Presumably the Financas here will want a slice of the income as the activity which generates it is based here. Also a UK resident will have to decalare it to HMRC. I have heard that this sort of rental contract has to be advised to the Finacas. Is this the case?

Of course it does - assuming you are a resident of Portugal (with residency). If not it has to be declared to HMRC (or the owners home jurisdiction) as part of your worldwide income within the terms of the double taxation treaty structure.

At the moment there is a 'loophole' in that a long term let does not require a rental licence and as such landlords will not appear on the Financas radar - for now that is. As its such a small section of the market - they're probably 'turning a blind eye'. As the tenants, for the most part are non residents - there isn't an obvious audit trail.

Hi,
I am sorry for some of the replies to your post, it must put you off coming to live here !!! I know exactly what you meant in your post. I rent long term and there are people out there who prefer to let their properties long term. Check out a site called OLX and the local News papers.

Sorry but I've just re-read the original post and it still comes across as wanting something for nothing and doing the owner a huge favour into the bargain.

We have had tenants who said they would leave the place spotless and did. We have had them say the same thing and left it in a mess. We have never had a tenant say they would leave it in a mess! The plain truth is that the rent has to take in account that repair/deep cleaning will be required. It's either that or a huge deposit the potential client will not accept.

And no pets and no smoking.

I'm sorry for you if your experiences of renting has left you feeling so negative towards the rest of the human race! Maybe you should ask yourselves why you still continue to rent your properties.
I unfortunatly, cannot help what you read into my original ad, but I thought that in later post explained my thoughts.
At no time, even in the original post, did I say or imply that I wanted something for nothing.
I actually regret posting in the first place and will certainly not be back asking for advice or help in the future.
To some of you a sincere thank you. To others find a hobby it may help you to get A LIfe!!!!

We have a dog and we have had no problems with finding properties, we have moved 4 times and are about to move a 5th and each time we were told a dog was not a problem.
