We have a 4 double Bedroom villa - all ensuite - fully air-conditioned as well as a pool available for long term let - 12 months at a time (minimum). The property was built in 2008 and has a built area of 280m2. The plot is 1,800m2 and is fully fenced.

The property is in Carvoeiro and to the west of the village - a 10-15 minute walk to The Square.

The property is to be let unfurnished and is available from January 2013 but could be available earlier. If it is required to be furnished - we are happy to consider doing so. At present one of the bedrooms is used as an office. The property comprises:

4 Double bedrooms - all en-suite and air conditioned
Master Bedroom and Dressing Room with sea view
Gas central heating - radiators in all rooms
Lounge with Wood Burner (as well as radiators)
Dining Room
Kitchen with oven, electric hob, microwave, fridge, freezer and dishwasher
Utility Room with washing machine
Pool 12x5 - Gas Heated
Garage
Electric Shutters on all main windows - there's 11 of them
Electric front gates
Entry-phone system
Currently connected to Charon Attended Service
Gas Storage in underground tank
Irrigation System
1.8M Satellite Dish

Please be aware that a 3 month deposit will be required as well as references. In addition there will be a no sub-let clause written into the rental contract.

Not interested in this myself... just curious. Is 3 months deposit on an unfurnished property normal for the Portuguese market? It seems a bit ambitious in a buyers market...

That's the deal - not particularly concerned if it's right for the market or not. I've had no objections from interested parties so far and am in the process of checking references on two prospective tenants.

I know of several horror stories - here in Carvoeiro - where long term lets with no or little deposits have turned into 'nightmare' scenarios for the owners. I'm not desperate and would rather keep it empty than take a 'flyer'.
