RichardH, whilst I have not got a clue of all the ins and outs of the Portuguese IVA as the accountant deals with this and we send everything to him with IVA, he has not asked us how long we spend in the villa, it is only our UKaccountant that has. Can anyone give me any further info please? I've just received an email from Sovereign offering to undertake the reporting requirements to SEF - and its come as total "news" to me! Also as we aren't Portuguese Residents but come to our 2nd home for at least 3 months each year do we need to "report"...

Rather late to respond. I think 50% seems steep. Our first builder of our villa required 15%, the second company 10%. I have to say that our experience of buying in cavoeiro was very easy. We use Travel Rent about 8 times a year also, I notice the cars going downhill (forgive the pun) also, little things like buttons missing, wipers rubbing, cleanness of the cars, last time we had only one headlight working I didn't notice it until the last day if we had been stopped by the GNR there...

Expect to pay a solicitor about 1.5% of the purchase price. We had a bad experience with a solicitor recommended through the agent who we purchased from. We regretted that.
