Re: Alojamento Local - Simplified regime
no we have functioned under the simplified regime for the last five years and are still letting in the same way. we were considering not letting next year if they don't sort this out but does that mean we would have to pay capital gains? and what would it be based on? we are not in a condominium. we...

Alojamento Local - Simplified regime
I've always been taxed under the simplified regime. This year when I made my IRS declaration it correctly showed a taxable income of 2404 which is 35% of my gross income. However when I received my bill it was for 28% of the gross figure not the taxable income shown in the PDF. Has the simplified re...

Solarventi
Has anyone installed Solarventi panels to help combat dampness and mould during the winter when the house is unoccupied?

Re: IRS Declaration
Ok. Thanks. Is it very complicated? I only have villa rental earnings to declare and I understand there's no need for expenses because they just charge a flat rate of the gross.

Re: Alojamento Local
Having entered all my invoices on the Financas web site will they just bill me for 8.75% tax of the total or is there something else i have to do?
If it's done automatically where do i go on the web site to find my bill and pay it?
Thanks for any help in advance.

Re: Invoicing for villa rental
ok. Thanks
I wasn't sure whether to choose Fatura or Fatura ou Recibo. The last 2 options only appeared when i chose Fatura ou Recibo so i guess i can forget that and just use the Fatura option when i only have to worry about the IVA .

Re: Invoicing for villa rental
You will need to establish a euro-denominated value for each transaction by a consistent method (I just transfer the Sterling amount to euros using TransferWise when I get paid and use that) and once you've done that, you can just issue an online invoice at https://irs.portaldasfinancas.gov.pt/reci...

Shutter price
Any ideas of a price for a 3.2m X 2.2m shutter. We have been invoiced 800 euros for a repair which sounds like the price of a whole new shutter to me.
Maybe a genuine mistake?
I have queried it with the company but just doing a bit of research for back up.

Re: Invoicing for villa rental
That sounds simple enough for the Portuguese tax system. Except I don't want to send all the money to my Portuguese account. Is it ok if I just get the figure from TransferWise but don't actually continue with the transaction as then there will be no record of the exchange rate. As far as the Englis...
